Overview
At Cedar Brook Properties, we are seeking a skilled, self-motivated and goal-oriented MLS Acquisition Specialist to join our dynamic, entrepreneurial team in a fast-paced client service-minded environment with a high transaction volume. A large buyer of homes for renovation and resale nationwide, we revitalize existing residential properties to provide affordable, renovated homes for new homeowners. In this role, you will be the primary point of contact within the market for all MLS acquisition activities.
This is a highly entrepreneurial role that will have clear goals and performance incentives, supported with extensive training, innovative resources, and tools to drive success. The MLS Acquisition Specialist drives their individual production in MLS acquisitions to deliver sustained revenue and margin performance within the Cedar Brook business. The ideal candidate will have 5+ years of experience successfully buying homes at compelling margins from MLS listings. This person will have a successful history of exceeding production goals and acquiring profitable assets with a true business ownership mindset-driving results through durable volume through MLS acquisitions.
Success in this role requires a Real Estate License, strong market understanding, disciplined execution, data-driven decision-making and accountability; progress is measured daily against performance goals, and results reflect the effort invested. This position offers a base salary range of $50,000 to $60,000 with performance-based monthly incentives and medical, dental, vision, 401(k), and paid time off benefits. Looking for candidates in the Chicago, IL area only.
Responsibilities
  • Source acquisitions via local multiple listing services (MLS) and other for-sale listing platforms, following local buy-box parameters to ensure optimal acquisition conversion.
  • Meet KPI's for performance including but not limited to daily and weekly offer volume, monthly acquisition goals and asset performance.
  • Serves as the primary point of contract for customer relationship management for RE agents and brokers on MLS listing offers and negotiations.
  • Oversee acquisition pipeline performance and contract generation strategy, inclusive of managing proposed offers, underwriting approvals and offers.
  • Responsible for accurately documenting all property, offer and transaction info and interactions with agents and brokers, making detailed notes on what is discussed, and adding all notes and information into the CRM system daily.
  • Following up with current and prior offers at an appropriate interval.
  • Conduct comparable market value analysis of prospective homes based on recent sales, research, and local market trends, and estimate repairs, for an as-is, cash offer to purchase the property.
  • Work seamlessly with our title, legal, construction, and property management partners.
  • Travel to potential acquisitions and properties to conduct on-site property inspections.
  • Occasional travel to conferences and Company meetings to represent the company at industry events.
  • Other duties as assigned by leadership.

Qualifications
  • 5+ years of progressively responsible experience in real estate acquisitions, investments, sales, or transactions utilizing local multiple listing services (MLS) and other for-sale listing platforms with direct accountability for transaction outcomes; experience in fix-and-flip acquisitions is a plus.
  • A bachelor's degree is preferred, with a field of study in real estate, business, marketing, or sales a plus.
  • Proven experience acquiring single-family residential properties, including data-driven deal selection, offers, seller negotiations and closings
  • Demonstrated track record of meeting or exceeding acquisition performance targets in a high-volume environment.
  • Strong understanding of real estate market dynamics, pricing trends, comparable sales analysis (CMAs/BPOs), and seller/broker behavior across varying market conditions
  • Experience working with real estate agents and brokers to drive offers to contract
  • Strong negotiation skills with a track record of successfully managing offers, counteroffers, and contract terms
  • Ability to manage multiple assets simultaneously, prioritize effectively, and meet aggressive timelines and performance targets
  • High level of proficiency with CRM systems, listing platforms (MLS), and internal reporting tools to track activity, performance, and pipeline health
  • Excellent written and verbal communication skills, with the ability to clearly convey strategy and performance
  • Self-motivated, highly entrepreneurial, professional, and goal-oriented
  • High level of integrity and sound business judgment
  • Highly organized with strong time management and multi-tasking skills
  • Candidates should be coachable and willing to learn from experienced leaders and peers inside and outside the organization.

Certifications, Licenses, and/or Registration
  • A Real Estate License is required. Multiple licenses are preferred, but the ability to secure multiple licenses within a year of start date is a requirement.
  • Licenses are required to be transferred to our affiliate brokerage, LKV Realty, within 30 days of the start date.
  • An active, valid driver's license and access to a car for market-area travel is required.
