The Job At-A-Glance

CLS Living is seeking a highly skilled and hands-on Maintenance Supervisor to join our team. As a critical member of the property leadership, you will oversee all aspects of property maintenance, ensuring the safety, functionality, and aesthetic quality of the community. You’ll lead a team of maintenance professionals, manage compliance and preventive maintenance programs, and support the property’s overall performance.


Key ResponsibilitiesLeadership & Team Development
  • Build and lead a high-performing maintenance team, fostering professionalism, teamwork, and accountability.

  • Provide ongoing training, supervision, and mentorship to maintenance staff.

  • Promote a culture of safety, quality workmanship, and exceptional service.

  • Ensure timely and professional response to all service requests.

  • Set a strong example in work ethic, integrity, and a resident-first mindset.

Property Operations & Administration
  • Oversee all building systems including HVAC, plumbing, fire protection, and general repairs.

  • Implement and manage all preventive maintenance and safety programs.

  • Conduct regular inspections of buildings, units, common areas, and grounds to ensure safety, cleanliness, and functionality.

  • Maintain all mechanical systems and equipment (e.g., boilers, water heaters, HVAC units) in good working order.

  • Respond to emergencies and participate in emergency preparedness planning.

  • Supervise and support unit turns, ensuring work is completed on schedule and to high standards.

  • Coordinate and oversee all vendor and contractor work; obtain bids and negotiate pricing when needed.

  • Accurately complete and maintain work order documentation and inspection reports.

Financial & Strategic Support
  • Support the General Manager in maintaining occupancy above 99% and collections above 99%.

  • Assist with the creation and management of property and capital budgets.

  • Identify and implement cost-saving initiatives and revenue-generating opportunities (e.g., resident bill-backs).

  • Track and manage maintenance spending, ensuring alignment with budget goals.

  • Partner with the Regional Facilities Manager to monitor capital projects and long-term maintenance planning.

Customer Experience & Community Engagement
  • Foster strong resident relationships through timely, courteous service and proactive communication.

  • Report any resident issues or concerns to the General Manager promptly.

  • Help build positive relationships with university partners, local officials, neighbors, and vendors.

  • Represent Campus Life & Style’s brand and culture in all interactions.

Qualifications & Systems Proficiency
  • Certifications:

    • EPA 608 / HVAC Certification required.

  • Technical Expertise:

    • Proficient in basic building systems, including HVAC, electrical, and plumbing.

    • Experience with Make Ready processes and unit turnover.

    • Familiar with building automation systems and life safety systems.

  • Software Skills:

    • Proficient in Microsoft Outlook, Word, and Excel.

    • Experience using property management platforms, preferably Entrata.

  • Regulatory Knowledge:

    • Working knowledge of Fair Housing Laws, EEO Laws, and LIHTC and market-rate housing programs.

  • Experience Required:

    • 3–5 years of experience managing building systems in a student housing or multifamily setting.

    • 3 years of supervisory experience in a maintenance leadership role.

    • At least 2 years of experience managing building automation and safety systems.

  • Other Requirements:

    • Ability to manage multiple priorities, projects, and deadlines effectively.

    • Strong organizational and communication skills.

    • A valid driver's license and the ability to respond to after-hours emergencies.
