Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. Campus Maintenance operates, maintains and improves the physical environment of the University through a complete line of shop services that include carpentry, electrical, plumbing, masonry, insulation, preventive maintenance and special laboratory equipment repair.
Position Summary
A SIGN-ON BONUS OF $4,081 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:
$2,040.50 WITHIN 30 DAYS OF HIRE DATE & $2,040.50 12 MONTHS AFTER HIRE DATE.

This position is in support of Exteriors Shop, which performs roofing and carpentry repair on the exterior of Campus buildings with special attention to the historical restoration of them. The primary purpose of this position will be to perform as a team leader by supporting the mission of the Campus Maintenance Exteriors Shop in the daily functions and responsibilities of this section. These responsibilities include but are not limited to:
1. Functioning as a Lead Roofer and performing exterior/interior repairs on new, existing, and historic buildings including roofing, carpentry, repairing windows, boxing and exterior trim, down spouts, gutter repairs and waterproofing. This position will proactively identify and correct leaks and exterior issues to prevent potential damage to facilities.
2. Providing technical support to all lower grade technicians assigned to the Campus Maintenance Exteriors Shop and helping ensure safe work practices are followed. Performing and/or assisting in the training and orientation of new technicians assigned to the Campus Maintenance Exteriors Shop.
3. Ensures work orders and project schedules are accomplished as assigned. Notifies the Exteriors Shop Supervisor immediately of any desired and/or necessary deviations or delays.
4. Meets with customers to ensure a satisfactory and timely completion of all jobs.
5. Ensures and maintains an adequate inventory of materials that are kept organized and ready for emergency and/or routine repairs. Ensure the cleanliness and organization of the shop and assigned service vehicle.
6. This position must be knowledgeable in all applicable codes of this trade to be capable of performing design and engineering reviews, specifications and plans of new and existing buildings and/or grounds, upgrades and renovations. Submits review comments to the Exteriors Shop Supervisor.
7. This position will be expected to fill in for the Exteriors Shop supervisor when unavailable.
8. This position supports exterior clean-up operations which include graffiti removal from buildings and sidewalks.
* A valid North Carolina Driver's License or ability to obtain one prior to start date. Also requires a NC State Inspector's License or the ability to achieve certification within six months of hire.
Minimum Education and Experience Requirements
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Management Preferences
Progressive roofing experience with commercial grade roofing systems and materials.
Experience with fall protection system requirements and use; and possess the ability to interpret structural, architectural, and fall protection drawings.
Ability to perform all types of exterior carpentry repairs.
Experience with metal fabrication for downspouts and gutters, waterproofing and drains.
*Ability to work from and operate boom and scissor lifts are also preferred.
Required Licenses/Certifications
A valid North Carolina Driver's License or ability to obtain one prior to start date. Also requires a NC State Inspector's License or the ability to achieve certification within six months of hire.
Special Physical/Mental Requirements
Ability to move more than 50 lbs. with or without reasonable accommodation, work from, lifts, tall ladders and scaffolds more than 60 ft high.; and work on hands and knees or with hands overhead for extended periods of time.
Working knowledge of all types of roofing, carpentry repairs on windows, boxing and exterior trims and demonstrates great teamwork and communication skills with both fellow workers and other members of the University community.
Ability to serve as a mandatory employee and report to work in support of mandatory University operations, even when adverse weather or other emergency conditions require the University to close.
Ability to use office equipment including computers and copiers.

**ELIGIBILITY FOR SIGN-ON BONUS

To be eligible for a Sign-on bonus, an individual must not have worked in a probationary, permanent, or time-limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).

This SHRA Sign-on Bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
