Job description

Summary of Position:

The leasing consultant demonstrates features and leases apartment homes to prospective residents. Interviews prospective residents and records information to ascertain needs and qualification. Accompany prospects to apartment homes; discusses size and layout of rooms; and discuss available facilities, such as swimming pool, Jacuzzi, location of schools, retail shopping, and services available to residents and terms and conditions of lease contract. Assists prospect in completing application for rental, prepares lease forms and other necessary paperwork as well as collects the rental deposit, application fee and screen prospect. May inspect condition of premises and arrange for necessary maintenance. May compile listings of available rental property. The leasing Consultantโ€™s objective is to effectively follow the leasing and marketing program within the New Urban Residential Companies guidelines and operating objective. To Follow New Urban Residential Companies qualifying standards for residency, and to assist with resident programs and retention.


Duties & Responsibilities:

1. It is the responsibility of the Leasing Consultant to maintain at all times the quality appearance of the leasing center.

2. To ensure at all times an adequate supply of leasing aids and forms.

3. To use the telephone professionally and effectively for leasing.

4. To greet, show, and lease to qualified prospects.

5. To collect security deposits and application fees from the prospects following company policy of NO CASH.

6. To fully comprehend and be able to explain every paragraph of the lease contract.

7. To verify all new move-in packets following company standards.

8. To thoroughly understand the daily, weekly and monthly leasing traffic reports.

9. To coordinate move-in dates with the Community Manager.

10. To thoroughly understand and abide by all Fair Housing Laws.

11. To achieve and maintain an average closing ratio of 50% or better.

12. To maintain a working relationship with a referral agencies, including businesses and merchants.

13. To physically shop competitive properties and know current rental rates of the competition.

14. To report to work on time with a neat and professional appearance. To be courteous and pleasant to residents and associates at all times.

15. To assist with all resident activities and communication.

16. To meet with new residents to insure satisfaction in their new apartment home. To assist in obtaining renewal of expiring leases within the specific time period as directed by the Yardi pre-determined settings.

17. Other duties as assigned.
