Avenue 31 is a real estate development firm looking to build a principled and lasting brand with a diversified stream of income from large scale logistics / industrial properties; transit-centric residential development and intermodal rail infrastructure across Canada. Avenue 31’s target business streams are aimed at addressing many of the drivers that are shifting the way we organize our cities, specifically the movement of goods and people. We are currently pursuing development opportunities in these three property classes in Ottawa and their surrounding regions.

We are seeking a Project Manager, Development who will oversee and lead development initiatives across industrial, commercial and residential asset classes. Successful candidates will have a proven track record in public or private real estate development, architecture, planning/engineering design and consulting or relevant and transferable experience in the construction industry.  Successful candidates will bring a positive and constant improvement mind set geared on finding solutions and adding value to all our real estate assets and verticals. 

Responsibilities:

  1. Conceive and advance development plans and strategies for existing and future asset classes.
  2. Develop and manage progressively detailed concept plans, project budgets, cashflows and schedule, reporting to the senior management team.
  3. Manage a team of design professionals, engineers and support consultants to ensure project scope, profitability and schedule are maintained.
  4. Obtain all planning and engineering approvals necessary for project execution and closeout. Ex: Plan of Subdivision, Zoning, Site Plan, Building Permit, etc.
  5. Obtain and review all development and legal agreements required to execute projects.
  6. Develop contractual relationships with consultants, vendors and contractors including the negotiation and management of contracts.
  7. Liaise and coordinate with the internal Finance team to prepare and manage progress draws for construction financing, including management of credit facilities related to construction financing.
  8. Liaise and coordinate with the internal Business Development and Leasing team to deliver tenant requirements.

Statement of Qualifications
Knowledge, Skills and Abilities:

  • A minimum of 5 years of experience in project management in real estate development, architecture, land use planning, engineering or construction.
  • Diploma or Degree in Engineering, Planning, Architecture or Business, or alternative academic backgrounds with commensurate levels of experience for this position.
  • Strong organizational skills and attention to detail with the ability to prioritize and manage multiple tasks simultaneously in a high-volume environment.
  • The candidate must operate with a high degree of professionalism, and confidentiality.
  • Proficient in MS Office (Excel, Powerpoint and Word) & Microsoft Project software.
  • Ability to maintain confidentiality and approach situations in a diplomatic and professional manner.
  • Strong communication skills and ability to summarize key information.
  • Valid Driver’s License mandatory

Compensation Range

The compensation range for this position is from $95,000.00 - $140,000.00
Compensation for this role will be determined based on a variety of factors, including relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, and business needs.
