Junior Building Maintenance Technician

Location: Reston, VA & North Bethesda, MD (On-Site)

Sunwater Property is seeking a reliable, hands-on Junior Building Maintenance Technician to help keep our portfolio properties safe, clean, and running smoothly for tenants and guests every day. This role is ideal for someone who takes pride in their work, enjoys variety, and wants to grow within a supportive facilities team.

Key Responsibilities

Facilities & Preventive Maintenance

  • Perform routine preventive maintenance across multiple building systems - HVAC, electrical, plumbing, lighting, and building envelope - with hands-on guidance
  • Troubleshoot and assist with minor repairs to minimize downtime and tenant disruption
  • Monitor facility conditions and equipment status; communicate needs to the Sr. Facilities Manager

Cleanliness & Presentation

  • Keep common areas, lobbies, coworking spaces, and event areas clean and welcoming to include dusting, mopping, trash removal, restroom touch-ups, and glass surfaces
  • Respond quickly to spills and execute safe cleanup and disposal per site protocols

Events & Space Support

  • Set up and break down furniture, equipment, and space layouts for meetings and events to ensure smooth operations
  • Assist with space planning and maintaining coworking and meeting room readiness

Tenant & Vendor Coordination

  • Help with routine maintenance requests, urgent issues, and tenant-related services - including moves, service requests, and access coordination
  • Coordinate with vendors: track work orders, verify service quality, and ensure timely completion within scope

Operations & Compliance

  • Support safety and readiness initiatives through regular inspections and adherence to site SOPs
  • Manage basic inventory of tools, parts, and consumables; coordinate reorders as needed
  • Maintain accurate records for maintenance activities, inspections, safety logs, and cleaning tasks
  • Ensure compliance with safety standards, regulations, and building codes
  • Participate in on-call or after-hours rotations as needed to support operationsย 

Required Experience & Qualifications

  • High school diploma or equivalent; technical training or trade school coursework is a plus
  • A genuine interest in facilities, maintenance, and building systems - curiosity, reliability, and a proactive problem-solving mindset
  • Comfortable working in a fast-paced environment with shifting priorities across multiple properties
  • Basic understanding of HVAC, electrical, plumbing, and safety practices
  • Comfortable operating equipment as needed
  • Strong customer service skills and clear written and verbal communication
  • Able to work both independently and collaboratively with others
  • Basic computer skills; familiarity with work order systems or facility software is a plus
  • Eager to follow instructions, learn new skills, and adhere to safety protocols
  • Valid driver's license and reliable transportation required for site visits
$17 - $25 a year

Compensation

Up to $25.00/hr + overtime eligibility
