Job description

REPORTS TO: Lead Facilities Associate FLSA STATUS: Non-Exempt
SCHEDULE: Monday-Friday 7:30 to 4:30 (some evening and weekend shifts)
POSITION SUMMARY: The Maintenance Tech 1 position is responsible for assisting the Lead Facilities Associate in providing proactive maintenance and responsive service for repairs and projects for all Revive facilities. This includes maintaining the buildings and grounds of the organization and performing repairs and replacements for the upkeep of equipment and supplies. Duties include completing daily, weekly, and monthly tasks as well as some general custodian duties (as needed).
GENERAL RESPONSIBILITIES:
  1. Assist the Lead Facilities Associate in completing all required maintenance, safety drills, upkeep, and audits.
  2. Perform general facilities maintenance and repairs under the guidance of the Lead Facilities Associate.
  3. Make recommendations when maintenance task(s) need to be outsourced.
  4. Track any repair and maintenance invoices submitting documentation for approval to the Director of Operations.
  5. Track work orders and turn in daily when completed with documentation.
  6. Perform consistent inventories of all facilities supplies and tools.
  7. Ensure all storage areas are clean and organized.
  8. Keep the exterior of all Revive properties clean of trash, mown, and landscaped.
  9. Adhere to all safety protocols for tool use, lifting, chemical use, etc.
  10. Perform other duties as assigned by the Lead Facilities Associate.
  11. Perform general housekeeping and janitorial services, including sweeping, mopping, trash removal, and restroom cleaning (if applicable), and respond to urgent janitorial needs such as spills, plumbing overflows, clogged sinks, etc. (These tasks will be primarily done by the custodian and will only be necessary on an as-needed basis).

SUPERVISORY RESPONSIBILITY:
This position does not have supervisory responsibilities but could have the responsibility of supervising the general responsibilities of any maintenance interns should an intern be onboarded.
BACKGROUND/ EDUCATION:
  1. Must be able to read and follow basic instructions/directions and follow designated rules.
  2. Must be able to write at a level to which documentation can be completed.
  3. Current/valid driver's license

SKILLS REQUIRED:
  1. Ability to handle multiple demands.
  2. Effective time management and organizational skills.
  3. Effective verbal and written communication skills.
  4. Ability to stay calm.
  5. Ability to lift to 50 lbs.
  6. Manual dexterity and ability to sit, stand, walk, bend, stoop, climb, lift, reach overhead, and carry.
  7. Willingness and flexibility to meet the changing requirements of the job.
  8. Knowledge of facility maintenance or janitorial experience preferred.

WORKING CONDITIONS:
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
The employee may be required to exert 21 to 50 pounds of force occasionally, 11 to 25 pounds of force frequently, or greater than negligible up to 10 pounds of force constantly to move objects. Job duties also require about 6 or more hours of intermittent standing or walking in an 8-hour workday. Sitting may be required only intermittently and occasionally. Stooping is required frequently.
Environmental Conditions:
The employee will work indoors and outdoors, sometimes in hot and humid weather or very frigid temperatures, depending on the season. This may result in bodily discomfort. The house is open and well-ventilated with central heating and air conditioning.
Mental Demands:
There are some daily deadlines associated with this position, which may cause significant levels of stress for some individuals. The position must deal with the clients and staff daily on various issues.
WORK EXPECTATIONS:
  1. Minimum of 40 hours per week
  2. Must be able to work well with other staff and clients.
  3. Use appropriate language, behavior, appearance, and overall conduct with or in the presence of customers, vendors, clients, and co-workers.
  4. Some travel required.
