Job description

Description

$85,000-90,000 annual salary + quarterly bonus potential + commissions Monday-Friday, 8am-5pm

Final compensation is based on experience, skills, and qualifications.

This is your community to lead.

You see the whole picture. You can read a P&L and read a room, hit the numbers and still know your residents by name. You take ownership of everything that happens on your property, and you build a team that wants to do the same. If that sounds like you, we want to meet you.ย

At Roundhouse, our mission is simple and serious: putting humanity into housing. Since 2008 we have grown into a developer and manager of diverse real estate across four states, with more than 10,000 multifamily units and over $2B in assets under management. We got here by challenging the status quo, building communities people are proud to call home, and trusting the people who run them.ย

As a Community Manager, you own the success of your property end to end, from financial performance to the daily experience of every resident who lives there.ย

Our culture

Our culture is what makes Roundhouse unique, and it shows up in how the whole team works:

One Team: We put people first, work with humility, and celebrate wins together.

Self-Starter: We take initiative, own outcomes, and push ideas forward with energy and purpose.

Forward Thinker: We stay curious, embrace change, and explore better ways to serve our residents and partners.

Commitment to Excellence: We set high standards, double-check details, and take pride in doing the work right.

What you'll own

You oversee all facets of your property's operations, hitting financial goals and ownership objectives while staying fully compliant with Roundhouse policies and all applicable laws, including Fair Housing and Equal Employment. That means you:ย

  • Run daily operations across maintenance, leasing, and resident relations.ย
  • Build and execute leasing, marketing, and retention strategies that drive occupancy and revenue.ย
  • Partner with your Regional Manager to set property goals and the plans to reach them.ย
  • Own the numbers: rent collection, delinquency, budgets, and all financial obligations.ย
  • Manage vendor relationships, negotiate contracts, and hold service to a high standard.ย
  • Lead and develop your maintenance team on turns, work orders, inspections, and capital projects.ย
  • Walk your property regularly to keep maintenance, curb appeal, and safety standards sharp.ย
  • Resolve resident concerns quickly, fairly, and professionally.ย
  • Keep accurate records across leases, resident files, financials, and deposit accounting.ย
  • Prepare monthly and annual performance reports, including financials and occupancy metrics.ย
  • Plan resident events and community engagement that make people feel at home.ย
  • Ensure compliance with Fair Housing, safety regulations, and company policy at all times.ย

You set the standard for your property, and your team follows your lead.ย

What you bring

  • Three to five years as a Community Manager or Assistant Community Manager, and at least one year of multi-site property management experience.ย
  • Proven supervisory and problem-solving skills.ย
  • Proficiency in Microsoft Office, including Word, Excel, PowerPoint, Teams, and Outlook.ย
  • Working knowledge of the laws and regulations that govern property management.ย
  • A genuine customer-service mindset and real passion for the work.ย
  • A strong desire to lead, both in your role and in your local community.ย
  • Excellent communication and interpersonal skills.ย

A leg up if you have:

  • A bachelor's degree in business administration, real estate, or a related field.ย
  • Experience with Yardi Voyager, RentCafe, Yieldstar, AIRM, LEO, Appwork, or similar CRM tools.ย

What's in it for you

This is full-time work with pay, benefits, and perks built around your well-being, your growth, and your sense of community.ย

Health and wellness

  • Medical coverage, including a zero-cost employee planย
  • Dental and vision coverageย
  • Mental wellness programย
  • Gym membership stipendย

Financial security

  • 401(k) with employer matchย
  • Company-paid life insuranceย
  • Short-term and long-term disability optionsย

Lifestyle and culture

  • Paid time off plus 9 company-paid holidaysย
  • Paid maternity and parental leaveย
  • Employee housing discountย
  • Cell phone stipendย
  • Alternative transportation allowanceย
  • Monthly coffee couponย
  • Perks at Work programย

Recognition and growth

  • Professional development supportย
  • Peer recognition programย
  • Years of service awardsย
  • Infinite Possibilities programย

Ready to run a community that people are proud to call home?

If you want to make a real impact, lead a team that looks out for each other, and take ownership of something that lasts, we want to hear from you.ย

Roundhouse is an equal-opportunity employer and welcomes candidates from all backgrounds and experiences to apply.ย
