Job description

We are searching for building superintendents to join our team of live-in building superintendents at a 752 unit garden style apartment complex. Building superintendents are responsible for carrying out various work orders and turning over apartments during business hours in a high volume setting. Superintendents also rotate being on call for one week once every five weeks (approximately) for emergency work orders. 
Requirements: 
At least two years’ experience working as a handyman/superintendent in an apartment complex.  
Live at the apartment community
Be courteous to all tenants and fellow co-workers. 
Be punctual and reliable
 
Essential Functions:
Be able to live on-site at the apartment complex after 30-60 days (depending on apartment availability)
Carpentry work: drywall, paint/plaster, repair interior and exterior doors.
Plumbing work: unclog toilets, sinks and repair leaks
Electrical Repairs: replace light fixtures, replace smoke/carbon monoxide detectors, replace outlets/switches
Troubleshoot and repair hot water base board heaters 
Diagnose and repair kitchen appliances: refrigerator, range, dishwasher and microwave 
Perform routine preventative maintenance as directed by Head Superintendent 
Be able to work independently as well as with the team as needed
 
Additional Functions
Assist with delivery of material from vendors/contractors (unload supplies and move into storage room)
Ability to move building material in/out of apartments: kitchen appliances, countertops, bathroom vanities, etc
Enter basement crawl spaces as needed for repairs
Drive golf cart around 30-acre complex
On-call after hours/weekends every five weeks for one week
 
Position & Hours: Full-time Monday-Friday 8:00 AM to 4:30 PM with thirty minutes for lunch. On-call nights/weekends once every five weeks for emergency work orders and lock outs. 
 
Compensation
·         Rent Free apartment: 742 to 998 sqft apartment home after 30-days of employment (Maximum annual value of apartment = $31,140). 
·         $14.00- $16.00 an hour (based on experience)
·          $100 a month electrical allowance
·         Medical, dental and vision insurance available after 60-days of employment.  401K program available after six months of employment.
 
Must undergo background check
Must have a valid driver license
