Financial Duties:

  • Collect Rent and Handle Delinquency for each unit/tenant
  • Collect, secure, and return security deposits
  • Review and approve utility bills, tax payments, repair bills, etc
  • Some may require special approval per the owner
  • Prepare monthly owner statements
  • Able to discuss and justify expenses and income
  • Review, accept or deny tenant applications, based on credit score and criminal history
Advisor/ Coordinator

  • Maintain high level of rapport with property owners and tenants
  • Primary contact for tenants/owners 24/7
  • Tenant concerns, complaints, requests, and demands
  • Communicate with tenants/owners in a timely fashion
  • Maintain awareness of all lease end dates, renewal time periods, delinquencies, and vacancies.
  • Coordinate tenant move-ins and move-outs
  • Schedule cleanings or work needed in between move in and move out
  • Prepare and submit rent increase requests, eviction requests, and other formal communication
  • Attend and participate in hearings at the magistrate level
Maintenance/ Construction:

  • Maintain safe housing for tenants
  • Review maintenance requests and assign to maintenance personnel
  • Occasionally walk a property to assess work needed
Sales/Leasing

  • Market/Advertise available units
  • Show properties to potential tenants
  • Receive and follow up on leads for vacant units
