What is freelance land development?

Freelance land development involves independent professionals who manage or consult on the planning, design, and preparation of land for new construction or redevelopment projects. These freelancers work with property owners, developers, and local authorities to assess land potential, navigate zoning laws, and oversee site improvements. Their responsibilities can include site analysis, securing permits, coordinating with engineers and architects, and ensuring projects meet environmental and regulatory requirements. Freelance land developers often offer flexible services on a project-by-project basis, rather than being tied to a single company.

What skills and qualifications are needed to thrive as a freelance land development professional?

To thrive as a Freelance Land Development professional, you need a solid understanding of urban planning, civil engineering principles, zoning regulations, and real estate markets, often backed by a relevant degree or certification. Familiarity with GIS software, AutoCAD, project management tools, and permitting systems is typically required. Strong negotiation, client communication, and problem-solving skills help you manage stakeholder expectations and navigate complex projects. These competencies are critical for ensuring successful, compliant, and profitable land development projects.

What are common challenges faced by freelance land development professionals, and how can they be managed?

Freelance land development professionals often encounter challenges such as navigating complex zoning regulations, securing timely permits, and coordinating with multiple stakeholders like architects, surveyors, and local authorities. Building a reliable network of industry contacts and staying updated on local land use policies can greatly enhance your ability to deliver successful projects and grow your freelance business.

  • Manage the end-to-end recruiting process across a wide variety of corporate, technical, creative, and business roles.
  • Partner with hiring managers to define hiring strategies, interview plans, and ideal candidate profiles.
  • Build and maintain strong candidate pipelines through sourcing, networking, referrals, and market research.
  • Deliver an exceptional candidate experience from initial outreach through offer acceptance.
  • Manage multiple searches simultaneously while maintaining speed, quality, and communication.

Talent Partnership
  • Act as a strategic advisor to hiring managers throughout the recruiting process.
  • Provide market insights, compensation guidance, and hiring recommendations.
  • Facilitate interview calibration and drive effective hiring decisions.
  • Influence stakeholders to ensure an efficient, high-quality hiring process.

Sourcing & Pipeline Development
  • Proactively source passive talent using LinkedIn Recruiter, networking, referrals, and creative sourcing strategies.
  • Develop diverse talent pipelines for current and future hiring needs.
  • Build relationships with candidates across creative, technical, and business disciplines.

Recruiting Operations

  • Recommend process improvements that enhance efficiency and candidate experience.
  • Support employer branding initiatives, recruiting events, and talent community engagement.
Knowledge, Skills and Abilities
  • Ability to recruit a mix of corporate, technical, and creative talent.
  • Strong sourcing skills with demonstrated success attracting passive candidates.
  • Excellent stakeholder management and communication skills.
  • Ability to prioritize competing searches in a fast-paced environment.
  • Experience using Greenhouse or another ATS.
  • Strong organizational skills and attention to detail.
  • Data-driven approach to recruiting and process improvement.
Minimum Qualifications
  • 4+ years of full-cycle recruiting experience
  • Proven track record of hiring high-performing talent across multiple functions and levels, including senior-level roles
Preferred Qualifications
  • Experience with ADP, Greenhouse, and Google suite preferred

Salary Hiring Range: $130,000 - $175,000
Our salary ranges are based on paying competitively for our size and industry, and are one part of many compensation, benefits and other reward opportunities we provide (e.g. in some cases bonus, stock options, 401(k) match, etc.)
Individual pay rate decisions are based on a number of factors, including qualifications for the role, experience level, skillset, and balancing internal equity relative to peers at the company. We expect the majority of the candidates who are offered roles at our company to fall healthily throughout the range based on these factors.
The range above is for the expectations as laid out in the job description, however we are often open to a wide variety of profiles, and recognize that the person we hire may be less experienced (or more senior) than this job description as posted. If that ends up being the case, the updated salary range will be communicated with you as a candidate.
The salary range above is for the NY/CA. As a company, we have a location based strategy, which means the salary range could be lower or higher than this if the role is hired in another location.
