Job Description Job Description We are seeking a Fractional Controller to become an integral part of our team! You will oversee financial activities and personnel as well as identify areas of improvement to increase efficiency. Responsibilities: Searching for a Fractional Controller / Part-Time / Property Accounting / Yardi Below is a detailed breakdown of key responsibilities and accomplishments: Full-Cycle Accounting in Yardi: Executed the complete month-end and year-end close within Yardi, including preparing and posting journal entries for accruals, prepaids, fixed assets, and loan payments.

Maintained meticulous workpapers and reconciliations for multiple bank accounts directly in the system to ensure audit-ready financials. Financial Operations & System Management: Managed daily financial activities using Yardi, including processing A/P with vendor invoice approval, applying cash receipts, and recording tenant charges, prepayments, and security deposits. Updated and monitored daily cash flow to ensure accurate liquidity tracking.

Tenant & Lease Administration: Utilized Yardi to prepare monthly tenant billing reports and lease statements, reviewed revenue variances, and performed CAM reconciliations. Provided detailed backup to tenants and property managers directly from system-generated reports. Reporting, Compliance & Investor Relations: Prepared and distributed critical reports, including Investor Quarterly Letters and Distribution schedules.

Managed compliance by reporting Unclaimed Property to the State and ensuring accurate recording of property taxes and insurance within Yardi's tracking modules. Cross-Functional Support & Analysis: Assisted property and senior management with ad-hoc financial reporting and analysis. Reviewed daily bank activity and deposits, entered transactions into Yardi, and communicated essential financial information to stakeholders to support operational decision-making.
