What is a fair housing tester?

A Fair Housing Tester is an individual who helps investigate housing discrimination by posing as a prospective renter or homebuyer to gather evidence of potential violations of fair housing laws. Testers work in matched pairs with different characteristics, such as race or disability, to compare treatment by landlords, property managers, or real estate agents. Their findings help enforcement agencies and advocacy organizations identify discriminatory practices. This role is typically part-time and may require detailed reporting and adherence to strict testing protocols.

What does a fair housing tester do?

A typical day for a Fair Housing Tester often includes conducting site visits or phone calls as part of controlled investigations, carefully documenting interactions and observations, and preparing objective reports about their experiences. Testers frequently work independently but may also coordinate closely with supervisors, case managers, or legal teams to plan assignments and discuss findings. Collaboration ensures compliance with testing protocols and supports broader investigations. You’ll also attend regular training to stay updated on fair housing regulations and maintain consistency in testing methods.

What are the key skills and qualifications needed to thrive in the fair housing tester position?

To thrive as a Fair Housing Tester, you need keen attention to detail, strong observational skills, and a solid understanding of fair housing laws and discrimination issues. Familiarity with reporting software, standardized testing protocols, and sometimes certification from organizations such as the National Fair Housing Alliance may be required. Outstanding written communication, objectivity, and discretion are important soft skills that help testers document and report findings effectively. These skills and qualities are crucial to ensure accurate data collection, ethical testing practices, and meaningful contributions to housing equality efforts.

What do you need to become a fair housing tester?

To become a fair housing tester, individuals typically need strong communication skills, attention to detail, and knowledge of fair housing laws. Some roles may require prior experience in real estate, customer service, or related fields, and training or certification in fair housing practices is often recommended.
