Job description

Service Wire Company, a premier supplier of industrial and utility wire and cable, is currently seeking a Corporate Facilities & Building Manager in Houston, TX or Culloden, WV. Position Summary:
The Corporate Facilities & Building Manager is responsible for developing and executing the facilities strategy across all Service Wire locations. This role focuses on optimizing building performance, managing vendors, and overseeing all facilities and ancillary assets. This role does not directly manage manufacturing and production equipment, which is overseen by operations and maintenance teams. The ideal candidate has proven experience in facilities management leadership, and demonstrates a strong commitment to Safety, Service, Quality, Technology & Team.
Tasks/Duties/Responsibilities
  • Align facilities and building strategy with overall business objectives
  • Ensure facilities and ancillary assets are ready for daily operations and can withstand weather events
  • Collaborate with safety, maintenance, engineering, purchasing and information technology to optimize building systems (HVAC, electrical, plumbing, security, fire protection, grounds and office infrastructure) and manage projects
  • Train site teams on facilities maintenance, service, safety standards and regulatory compliance
  • Evaluate technological improvements to enhance facility performance
  • Maintain accurate records for facilities-related assets, including warranties, licenses, inspections, service agreements, and contracts for facility equipment and assets
  • Standardize building security, facility practices, and ancillary asset management
  • Oversee the daily workflow, scheduling, and assignments of the facilities coordinators in conjunction with the plant management and other relevant departments
  • Develop and maintain standards for critical facilities assets and ancillary equipment (e.g., HVAC, electrical systems, plumbing, office furnishings, grounds, etc.)
  • Provide recommendations for new facilities-related equipment and analyze financial impact of investments
  • Coordinate and oversee vendors performing maintenance, repairs, and upgrades on buildings, utility systems, ancillary equipment, and grounds
  • Evaluate problematic systems or facilities and determines the plan to rectify performed
  • Arrange schedules and regulate flow of work within each facility
  • Establish priorities and alter schedule according to projects, work order specifications, and availability or capability of vendors, parts, material, machines, and equipment
  • Coordinate and oversee vendors performing maintenance, repairs, and upgrades on buildings, utility systems, and grounds (e.g. major painting projects; structural repairs to masonry, woodwork, and furnishings of buildings; building utility systems, such as electrical wiring and controls, heating and ventilating systems).
  • Assess vendor performance and inspect work to ensure compliance with safety, quality and specifications
  • Work with purchasing to negotiate pricing and contracts as needed
  • Analyze and resolve facility-related issues, or assists employees in solving problems
  • Establish priorities and adjust schedules based on project needs, work order specifications, and resource availability
  • Other duties as assigned

Knowledge/Skills/Abilities
  • Associate's degree required; Bachelor's degree preferred or equivalent experience
  • 10+ years of proven experience in facilities management
  • Strong understanding of facility-related assets, building systems and the ability to learn quickly
  • Ability to interpret manuals, technical documents, and manufacturer instructions
  • Proficiency with Microsoft Office Suite or related software for record-keeping and reporting
  • Experience developing facilities strategy and collaborating with various departments to successfully achieve goals
  • Proven abilities compiling reports on work progress and downtime
  • Ability to coordinate supply deliveries and expedite as needed
  • Up to 25% travel; in-office when not traveling for work
  • Occasionally required to move up to 100 pounds by pushing, pulling, or sliding material. Assistance provided as needed
