What does a Facilities Manager do?

A Facilities Manager is responsible for ensuring that buildings and their services meet the needs of the people who work in them. This includes overseeing building maintenance, repairs, cleaning, security, and safety protocols. They may also manage budgets, supervise staff, negotiate contracts, and ensure compliance with health and safety regulations. The goal is to create a safe, efficient, and comfortable working environment for employees and visitors.

What are the key skills and qualifications needed to thrive as a Facilities Manager, and why are they important?

To thrive as a Facilities Manager, you need expertise in building operations, maintenance procedures, and safety regulations, often supported by a degree in facilities management or engineering. Familiarity with Computerized Maintenance Management Systems (CMMS), building automation systems, and relevant certifications such as IFMA or BOMA is highly valuable. Strong problem-solving, organizational, and communication skills help you effectively coordinate teams and manage multiple priorities. These skills ensure efficient facility operations, safety compliance, and cost-effective management of resources.

The Facilities Manager oversees all aspects of facility operations, including safety, space planning, and vendor relations, requiring broader management skills and certifications. In contrast, the Maintenance Supervisor primarily manages maintenance staff and repair work. Both roles are essential in maintaining functional and safe facilities, but the Facilities Manager has a wider scope of responsibilities.

What are some common challenges Facilities Managers face in maintaining older buildings?

Facilities Managers working with older buildings often encounter challenges such as outdated infrastructure, limited access to original building plans, and the need to comply with modern safety and accessibility standards. These issues can complicate routine maintenance and repairs, requiring creative problem-solving and proactive communication with contractors and building occupants. Staying ahead of potential issues through regular inspections and prioritizing upgrades within budget constraints are key strategies for success in this environment.
