Job Summary

This position leads real estate transactions and related activities to enable and support 3M business units worldwide. The selected candidate provides insight and direction to senior finance, corporate and divisional management with respect to the financial statement impact of complex and diverse real estate transactions proposed by 3M business units and local country subsidiaries. As part of the Real Estate Department Operating Committee, this position is directly involved in the determination of the direction, priorities and resource alignment of the Real Estate Department and is accountable for the results associated within assigned responsibilities.

Responsibilities

  • Member of the RE Dept. Op. Committee
  • Implement RE Dept. programs and procedures Develop and implement department priorities
  • Quantify and analyze alternatives and deliver recommendations, including analytical support, to BU, financial and exec. mgmt. as part of the RE decision making process.
  • Manage large and complex RE projects and implement global RE strategy.
  • Team with 3M RE and non-RE professionals to manage 3M RE assets with environmental constraints or other unique qualities.
  • Represent the RE Dept on individual merger, acquisition, and divestiture projects
  • Complete due diligence and valuation analysis associated with projects
  • Formulate contract negotiating points and assist RE counsel in contract negotiation
  • Support the integration and post-closing activities.
  • Provide support and counsel with respect to RE sites that are specialized in use, zoning, environmental conditions or have increased visibility in the community.
  • Develop processes to ensure that data is properly collected, maintained, and reported.
  • Identify opportunities and initiate actions to improve dept. and corp. RE processes.
  • Participate in cross-functional teams to drive process improvements in corp. initiatives.

Basic Qualifications

  • A bachelor's degree in real estate, finance, or business or engineering, supply chain, etc
  • 5-10 years of experience in complex real estate work
  • Five (5) or more years' experience across multiple asset classes; manufacturing, distribution, warehouse, office, office, and others.

Preferred Qualifications

  • An advanced degree in real estate, business, and/or finance
  • Understanding of 3M structure, organization, and business culture
  • Proficient with Microsoft Word & Excel, Financial Modeling in land planning practices and permitting of mines and/or other large-scale industrial projects
  • Experience with SAP
  • Experience with Real Estate database management
  • Experience at large, matrixed company
  • Experience in AI application within Real Estate space
  • Able to independently manage a large volume of varied and complex RE projects
  • Able to model, package and communicate the financial statement as well as business impact of RE decisions
  • Experience with real estate finance, debt structuring, land planning & zoning laws
  • Excellent communication skills
  • Experience with RE or construction project management and negotiation
  • Effectively manage relationships inside and outside of the RE department
  • Knowledge of RE leasing, purchase and sale transactions and title issues
  • Experience with environmental issues, including common remediation practices
  • Applied knowledge of international RE practices in leasing and buying/selling RE
  • Proven ability to manage people and/or complex RE processes

Location:

This role follows an on-site working model, requiring the employee to work at least four days a week at the 3M Center in Maplewood, MN or other local 3M office

Travel: May include up to 40%
