The Property Manager (PM) is the onโ€‘site leader responsible for the dayโ€‘toโ€‘day operations, financial performance, and resident experience of IRIS Apartments. This role is highly executedโ€‘focused and accountable for driving occupancy, controlling delinquency, managing staff and vendors, and ensuring the property operates in a compliant, professional, and residentโ€‘focused manner. The PM serves as the primary point of accountability between ownership/asset management and onโ€‘site operations.ย *Must have appfolio experience*

Core Responsibilitiesย 

Leasing & Occupancyย 
ย 

โ— Ensure pricing, concessions, and marketing strategies are aligned with market conditions and ownership directionย 

โ— Prioritize leasing based on unit mix, demand, and readinessย 

โ— Maintain accurate availability, photos, floor plans, and listings across all marketing platformsย 

Delinquency & Rent Collectionย 

โ— Own delinquency outcomes and reportingย 

โ— Execute consistent outreach cadences (calls, texts, emails, notices)ย 

โ— Manage payment plans and rental assistance processesย 

โ— Escalate chronic delinquency issues appropriately and in compliance with local regulationsย 

Resident Relationsย 

โ— Serve as the escalation point for resident concerns and disputesย 

โ— Ensure timely and professional responses to resident inquiriesย 

โ— Oversee renewals, lease compliance, and resident retention effortsย 

โ— Promote a positive community atmosphere and minimize resident turnover Maintenance & Property Operationsย 

โ— Monitor emergency maintenance response and afterโ€‘hours coverageย 

โ— Conduct regular site walks and identify physical needs or risksย 
โ— Assist PM with daily, weekly, and monthly maintenance coordination

Team Leadershipย 

โ— Lead, train, and manage onโ€‘site staff (leasing)

โ— Set daily and weekly priorities for the teamย 

โ— Hold staff accountable to performance expectations and service standards โ— Identify training needs and escalate staffing gaps or performance issuesย 

Vendor & Financial Oversightย 

โ— Own leasing performance and daily leasing activityย 

โ— Monitor weekly leasing funnel metrics: leads, tours, applications, approvals, moveโ€‘ins, and notices

Reporting & Communicationย 

โ— Assist PM in weekly updates to ownership/asset management on:ย 

โ—‹ Occupancy and leasing performanceย 

โ—‹ Delinquency statusย 

โ—‹ Operational risks and action itemsย 

โ—‹ Maintenance and CapEx needsย 

โ— Maintain accurate records in property management softwareย 

Qualificationsย 

โ— Bilingual in Spanish and Englishย 
โ— 2+ years of multifamily property management experienceย 

โ— Proven leasing and delinquency management performanceย 

โ— Experience leading a team to achieve goals. Think like a sports team!

โ— Strong organizational and communication skillsย 

โ— Familiarity with property management software (AppFolio)ย is a plus.
