Job description

Under general supervision, performs a combination of facility maintenance and security responsibilities to ensure a safe, secure, and well-maintained community for residents, visitors, and team members. Conducts routine patrols, monitors buildings and grounds, responds to security concerns, and promotes a safe environment. Performs entry-level preventive maintenance and repairs on building systems, including plumbing, electrical, carpentry, painting, flooring, roofing, masonry, and mechanical tasks. Assists with identifying and resolving maintenance issues while supporting the upkeep of community facilities. Demonstrates professionalism, provides excellent customer service, and contributes to resident satisfaction by maintaining high standards of safety, security, and environmental services.

Schedule: Full-time, Tuesday - Saturday

Tuesday - Thursday, 7:00AM - 3:00PM, Maintenance Technician

Friday - Saturday, 4:00PM - 12:00AM, Security Guard

Compensation: $18.10 - 20.32 hourly

MINIMUM REQUIREMENTS 

Education

  • High school diploma or equivalent.

Experience/Training – 

  • Prior security guard experience preferred.
  • Up to one year of experience in a related field of building maintenance or construction, or any equivalent combination of training and experience which provides the required skills, knowledge and abilities.

Certificates, Licenses, Registrations

  • Guard card preferred.
  • Attendance at a technical training institute or program preferred.

Work Duties (Maintenance)

  • Perform assigned maintenance duties and routine preventive maintenance. Identify deficiencies and follow procedure for correcting problems;
  • Maintain all tools, equipment and supplies in proper condition, and notifies supervisors to ensure adequate replacements are available as needed;
  • Assist with refurbishment projects and repairs;
  • Install, finish, repair, paint, remove and dispose of drywall or other material;
  • Pick up and deliver supplies;
  • Operate maintenance equipment not limited to hand or power tools, company vehicles, or snow blowers;
  • Provide data for maintenance reports as requested;
  • Performs electrical work such as repairing and replacing switches, receptacles, lights, and motors;
  • Performs minor plumbing repairs and installations;
  • Responds to work orders in a timely manner and performs follow up calls as needed;
  • Completes work within scheduled time frame, according to budget and priority set by supervisor;
  • Repairs and maintains equipment in resident units and in community;
  • Maintains emergency equipment for Facility systems;
  • Monitors and repairs flooring and roof as well as ensures that roof is free of debris and excess materials;
  • General plumbing tasks such as changing out faucets, mixing valves, plunging a toilet, replacing a wax ring, rebuilding a toilet, clearing drains;
  • General electrical tasks such as lock out/tag out, bulb replacement, ballast replacement, fixture change out, fuse replacement, light switch/outlet replacement.;
  • Change bulbs, HVAC filters, and batteries;
  • Hang pictures, blinds, hardware;
  • Assemble furniture and move furniture;
  • Performs minor carpentry work;
  • Maintains work areas in a clean and orderly manner to promote effective and safe operations;
  • Utilizes a wide array of tools such as carpentry tools, electrical tools, mechanical tools, masonry tools, and plumbing tools;
  • May perform painting tasks, as assigned;
  • Maintain regular and punctual attendance at work and meetings;
  • Communicate effectively with team members, residents, contractors, vendors, suppliers, and city, state and federal officials as required, either in person, by phone, in writing, or via radio.
  • Attends in-service training workshops and meetings as required;
  • Comply with applicable federal, state and local laws, rules, and regulations; maintain knowledge of and follows all company policies and procedures;
  • Conducts work tasks safely and in compliance with the facility safety program;
  • Provides effective and courteous service to all residents, guests and co-workers;
  • Promotes and protects the rights of each resident;
  • Performs related essential duties as required.

Work Duties (Security)

  • Ensures that the community and grounds are secure by monitoring surveillance equipment;
  • Patrol halls and grounds of community on a regular basis throughout shift according to standard procedure in order to detect unauthorized activities;
  • Check parked cars to assure valid authorization is present and visible;
  • Check exit doors for compliance with locking procedures.
  • Provide high visibility and presence to assure residents of caution and care.
  • Document any unusual or incorrect findings, complete incident reports as needed.
  • Maintains radio contact with the front desk throughout the shift and provides assistance as required;
  • Respond to emergency radio according to procedure;
  • Follow procedure for emergency including aiding and directing emergency vehicles and personnel as needed;
  • Direct and assist team members as needed;
  • Confronts unauthorized and/or undesirable persons and follows procedure as required;
  • Completes regularly scheduled inspections of facility;
  • Scheduling inspections, maintaining accurate inspection logs for inspection by Fire department, city and county inspector and building inspectors;
  • Ensures operation of elevators and fire equipment, troubleshoot safety equipment malfunctions;
  • Contact vendors for repairs, completes incident reports. Indirectly manage security officers from outside companies.
  • Ensures that safety hazards are removed or corrected as needed;
  • Assists Maintenance in the event of an emergency;
  • Log daily rounds, highlighting all security concerns;
  • May respond to emergency alarms, eg. fire and pull cord in the p.m.; checks to see if the alarm is valid and calls for emergency assistance if appropriate;
  • Assist with conducting and performing fire drills according to procedure;
  • Check fire extinguishers and assist in monthly and annual inspections;
  • Trap and neutralize wildlife as necessary;
  • Attends in-service training workshops and meetings as required;
  • Conducts work tasks safely and in compliance with the community safety program;
  • Provides effective and courteous service to all residents, guests and co-workers;
  • Promotes and protects the rights of each resident;
  • Perform other related duties as required.
