Job description


 The ideal candidate is someone who has some hands-on construction experience but is looking to transition into a more well-rounded construction management role. 

This position is intended to provide exposure to all aspects of residential construction management. The employee will start by managing smaller projects and real estate repair addendums, allowing them to develop strong fundamentals in scheduling, subcontractor coordination, estimating, permitting, client communication, and project closeout. 

This position is intended to be a developmental role with a clear opportunity for advancement

Key Responsibilities- Small Project Management & Field Supervision 

  • Manage and coordinate smaller residential renovation and repair projects, generally valued under $50,000. 
  • Coordinate subcontractors, vendors, material deliveries, and project schedules. 
  • Perform regular jobsite visits to monitor progress, workmanship, safety, and overall project completion. 
  • Communicate with homeowners, property managers, real estate agents, and other project stakeholders. 
  • Assist with creating project schedules and coordinating trades. 
  • Complete project punch lists and assist with final project closeout. 
  • Take ownership of assigned projects from initial scope through completion. 


Real Estate Repair Addendums 

  • Coordinate and manage repair work associated with real estate transactions. 
  • Review inspection reports and repair addendums to understand required work. 
  • Coordinate pricing and scheduling with appropriate subcontractors. 
  • Prepare scopes of work and assist with estimates for repair items. 
  • Coordinate completion of repairs within required real estate transaction timelines. 


Permitting & Inspections 

  • Learn and eventually take responsibility for pulling and managing permits for assigned projects. 
  • Prepare and submit permit applications to Kiawah Island and other applicable authorities. 
  • Track permit status and maintain accurate permit records and inspections. 


Office & Administrative Responsibilities 

  • Assist Project Managers with project estimating, scheduling, purchasing, and documentation. 
  • Obtain and organize subcontractor proposals and pricing. 
  • Assist with material ordering and delivery coordination. 
  • Prepare purchase orders, work authorizations, change orders, and other project documentation. 
  • Maintain organized project files. 
  • Assist with invoicing and project closeout. 

Qualifications 

  • 1–3 years of construction experience preferred, but candidates with strong entry-level construction experience will be considered. 
  • Experience in residential construction, remodeling, maintenance, or a related construction field preferred. 
  • Basic understanding of residential construction methods and sequencing. 
  • Willingness to learn project management, estimating, permitting, and construction administration. 
  • Ability to communicate professionally with homeowners, subcontractors, vendors, and real estate professionals. 
  • Comfortable working both in the field and in an office environment. 
  • Proficiency with Microsoft Office or similar software. 
  • Valid driver's license and reliable transportation.
