D.R. Horton, Inc. is currently looking for a BTR-Senior Disposition Manager. The right candidate will oversee monetizing of Build-To-Rent (BTR) investments through a disposition process in collaboration with the Asset Management Leaders, Property Management Leaders, and Home Building Division Leaders on a nationwide basis.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
  • Create and develop disposition strategies of BTR investments and determine optimal sell timing to maximize value and accurately forecast quarterly sale goals
  • Oversee the disposition process including broker selection, integrity/accuracy of offering materials, negotiate listing agreements, set valuation targets, coordinate investor tours, and maintain disposition trackers for reporting
  • Work in a highly collaborative and advisory manner with cross-functional teams serving as the liaison between legal, home building division, asset management and property management and communicate effectively with the Managing Director of Disposition and Senior Executives
  • Lead the buyer due diligence process including establishing a data room for potential buyers, ensure data integrity and coordinate buyer questions
  • Review and analyze valuation drivers including lease-up, rental rate, operating expense, cap rate, and investor required unleveraged/leveraged internal rates of return
  • Interview potential buyers, negotiate purchase contracts, and manage the closing process from initial contract execution through closing including any post-closing obligations
  • Identify and cultivate strategic relationships with leading investment brokers and investors, monitor market fundamentals and trends to understand pricing fluctuations and cap rates
  • Attend industry conference events to monitor BTR valuation trends
  • Coordinate with asset management, property management and the home building division to meet disposition targets
  • Strategize with the leasing team and third-party property management companies to maximize returns during lease-up
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
  • Ability to travel overnight

Qualifications
Education and/or Experience
  • Bachelor's degree from a four-year college or university
  • Seven to ten years of related experience and/or training
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications
  • Proficiency with MS Office and email
  • Ability to sit for majority of 8-hour workday; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision and peripheral vision
  • The noise level is generally moderate

  • Ability to multi-task and attention to detail
