Job description

Description
The BSI Lending Division - Loan Technician is responsible for a centralized disclosure desk to ensure adherence to regulatory and secondary market requirements as it relates to the loan disclosure process required throughout the mortgage loan cycle. Additionally, the candidate will perform loan level reviews to ensure that quality and data integrity adheres to Company and Investor expectations. The Loan Technician will also be responsible for providing support to key business partners regarding volumes and the effectiveness of compliance with federal and state regulations.
Essential Functions
  • Review and interpret information received to effectively determine which disclosures are required to be provided. Information may be contractual, loan (rate term, loan type, interest rate lock, mortgage fee, etc.) property/market (transfer tax, stat disclosures, etc.) or borrower related.
  • Follow training and audit checklists necessary to evaluate loan files for data accuracy, consistency, and completeness.
  • Prepare Loan Estimate (LE) and Preclosing Disclosure (PCD), confirm fees and pricing are accurate and deliver to borrower(s).
  • Monitor and disclose change of circumstance (COC) requests in accordance with TRID guidelines verifying fee and loan information for accuracy at time of disclosure.
  • Monitor and execute Notice of Incomplete letters as necessary.
  • Process cancelled/denied/withdrawn files as applicable including a pre-HMDA review.
  • Oversees the locked pipeline to ensure loans do not expire prior to, or post-closing.
  • Responsible for working with Loan Officers and Processors through the life of the loan to validate the accuracy of pricing as it relates to loan characteristics and ensure the data integrity of lock detail in the loan origination system.
  • Monitor loan pipelines daily to ensure that files are moved to next applicable milestone accordingly.

Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Ability to sit for long periods of time is essential.
Position Type and Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. CST. Additional hours may be required.
Education and Experience
  • High School diploma or equivalent
  • Mortgage loan experience preferred but not required
  • Familiar with Outlook, Microsoft Word, Excel
  • Excellent quantitative skills and strong written/verbal communications skills.
