Store Support Center

We are searching for an experienced Real Estate Manager for our StoreSupport Center located at 600 Citadel Drive, Commerce, CA, 90040.
SUMMARY
Facilitatenew store development through market analysis, site selection, deal terms andlease negotiation for Company, Evaluate existing store base to support remodels, lease renewal optionsand surplus property disposition byperforming the following duties:
ESSENTIAL DUTIES AND RESPONSIBILITIES includethe following. Other duties may be assigned.
  • Conductsinvestigation of potential new store locations for all company banners , whichincludes market analysis, reviewing area demographics, population, income,ethnicity, vehicle traffic patterns, geographic trade areas and barriers,competition, existing store network, site availability and cost. Engagesresearch company for new store sales projection with approval of seniormanagement. Utilize company sponsored tools like Placer and Tango to assist inmarket analysis.
  • Meetswith real estate brokers, property owners, landlords, local planningdepartments or redevelopment agencies as required.
  • Researcheszoning laws and conditional use permits and meets with local planningcommissions or city councils to obtain required approvals.
  • Worksclosely with CUSA Store Development Team to determine acceptable sitefeasibility through due diligence, design and construction cost estimates andtiming of proposed projects.
  • Negotiatesrental and lease rates, purchase prices, lease terms and purchase and salecontracts as required within budgetary parameters and scope of authority.
  • PreparesLetters of Intent, reviews Leases & Purchase and Sale Agreements, worksclosely with company legal department, and reviews property title reports.
  • Supportsdevelopment of new store pro-forma P&L with Company financial analyst basedon comparable operating stores incorporating negotiated project occupancy andinvestment costs to determine an acceptable ROI . Prepares a new store site approval packagefor each site.
  • Presentsall research and financial analysis to senior management and CEO for finalapproval.
  • Familiarizesself with existing store base located in assigned areas. Assist Store Development with remodel andlease option renewal analysis for presentation to senior management and CEO.
  • Attendstrade shows and conferences and visits with various city officials, developersand brokerage houses to provide information about the Company and stay currenton market statistics. Maintains contactwith other retailers in order to promote potential synergies in Real Estatestrategies.
  • Preparesproject status reports and as directed, strategic planning reports formanagement review.
  • Performsspecial projects as required.

EDUCATION and/or EXPERIENCE
Bachelor'sdegree (B.A.) from four-year college or university; or three to five yearsrelated experience and/or training; or equivalent combination of education andexperience. Masters of BusinessAdministration (MBA) degree or financial education background would be a plus.
CERTIFICATES,LICENSES, REGISTRATIONS
RealEstate License or Broker's License wouldbe a plus.
COMPENSATION: The annual salary for this position is$100,000.00.
