Description
The Director of Asset Management at American Campus Communities (ACC), a Blackstone Portfolio Company, is responsible for managing a portfolio of owned real estate assets to maximize net operating income (NOI), preserve and enhance property values, and support overall business objectives. This position leads the development and execution of comprehensive asset management strategies, including business planning, capital planning, budgeting, financial analysis, and market evaluation. Acting as a key liaison between operations, acquisitions, and other cross-functional teams at ACC and Blackstone-such as Leasing, Investments, Market Research, and Finance-the role drives portfolio performance, identifies growth opportunities, manages risks, and ensures transparent stakeholder communication.
Job Responsibilities: (OTHER DUTIES MAY BE ASSIGNED)
  • Manage business plan execution for assigned assets, including tracking goals, conducting ad-hoc analyses of value-add opportunities, and developing solutions to address challenges or changing market conditions.
  • Prepare and maintain property-level asset management plans covering revenue/expense forecasting, capital planning, market condition analysis, and business plan development in collaboration with internal stakeholders.
  • Identify, evaluate, and implement NOI growth initiatives, championing value-maximizing strategies and operational improvements across the portfolio.
  • Review financial statements, investment accounting, and lender/joint venture reporting packages to ensure accuracy, proper tax treatment, and compliance with budgets and operating procedures.
  • Lead preparation and review of quarterly investment reports and regular performance reporting (weekly, monthly, quarterly, annual), presenting findings to internal and external stakeholders.
  • Collaborate cross-functionally to research, recommend, and lead initiatives for expense management efficiencies, revenue enhancement, and capital project execution, including repositioning, renovations, and redevelopment.
  • Participate in acquisition due diligence and disposition activities by providing operational insights, preparing diligence materials, and coordinating with brokers, legal counsel, and capital partners.
  • Conduct regular site visits to portfolio assets to assess operational effectiveness, validate strategy execution, and provide actionable feedback on rent setting, marketing, leasing, and vendor management.
  • Analyze market dynamics, including rent surveys, supply and demand metrics, and economic trends, to inform strategic asset positioning and business plan adjustments.
  • Manage debt and equity financing relationships, including refinancing initiatives, and support equity capital pitches through preparation of analysis and presentation materials.
  • Maintain transparent and strategic communication with joint venture partners, investors, legal teams, and internal stakeholders, adapting strategies to meet evolving objectives and ensuring alignment across teams.
  • Mentor and train Associates and Analysts, as assigned.
  • Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems.
  • Coach, train and develop a team while managing the workflow and prioritization of projects and ensuring on-time execution and completion.

Skills, Knowledge and Expertise
Education/Experience:
  • Bachelor's degree in Business, Finance, Real Estate or other relevant area and/or equivalent combination of education and experience.
  • 5+ years' experience in asset management of residential real estate.
  • Experience with institutional/private equity preferred.
  • Familiarity with the general principles of real estate, including operations and analysis, budgeting, financial reporting, cash management and general accounting.
  • Ability to understand and interpret market trends, third party market reports, and operator market competitor surveys.
  • Familiarity with investment due diligence process along with ability to provide local market leasing assumptions and competitive intelligence.
