ย Position Summary

Crow Holdings Development seeks a highly motivated Development Analyst to support the full lifecycle of industrial development projects โ€” from initial underwriting through disposition. This individual will play an integral role in financial analysis, due diligence, development execution, leasing support, and asset disposition, while working closely with senior leadership, capital partners, consultants, and external stakeholders. This is a hands-on, end-to-end role offering exposure across acquisitions, development, asset management, and capital markets.

Primary Responsibilities

Acquisitions & Underwriting

  • Build and maintain detailed financial models (Excel-based) including development pro formas, DCF analyses, and return metrics (IRR, equity multiple, etc.)
  • Conduct sensitivity and scenario analyses
  • Support investment committee memos and presentation materials
  • Analyze debt structures and capital stack scenarios

Due Diligence

  • Coordinate and manage third-party reports (appraisal, environmental, survey, geotech, etc.)
  • Review leases, operating statements, and title/survey materials
  • Assist in purchase agreement negotiation support and closing processes
  • Track diligence timelines and deliverables

Development & Entitlements

  • Assist in zoning and entitlement processes, working with municipalities and consultants
  • Support budgeting, scheduling, and design coordination
  • Participate in design meetings and consultant coordination
  • Track project milestones and critical path items

Construction & Draw Process

  • Assist in lender draw submissions and documentation
  • Review contractor pay applications and lien waivers
  • Coordinate with lenders, contractors, and accounting teams
  • Track budget vs. actual performance

Accounting & Asset Management

  • Support financial reporting and variance analysis
  • Review monthly operating statements
  • Assist with business plan execution and asset performance tracking
  • Monitor operating budgets and reforecasts

Leasing & Disposition

  • Support leasing efforts through market analysis and underwriting of lease proposals
  • Assist in broker coordination and marketing materials
  • Update valuation models based on leasing activity
  • Support disposition underwriting, broker selection, and closing coordination

Market Research

  • Conduct submarket research and competitive analysis
  • Track economic trends, rental comps, and sales comps
  • Prepare research summaries to inform investment strategy

Desired Skills & Experience

  • Bachelorโ€™s degree in Finance, Real Estate, Accounting, or related field
  • 1โ€“4 years of experience in real estate investment, development, private equity, or related field
  • Strong financial modeling and Excel proficiency
  • Understanding of development budgets, construction draws, and capital structures
