Responsibilities:

The Design-Build Sales Manager has a keen design eye and owns the client relationship from lead through project completion.


The Design-Build Sales Manager is responsible for securing the design and build contracts as well as managing the design processes for his/her projects, while maintaining client relationships after project hand-off to the Project Manager.


Step 1: Present design contract & prospect education materials:ย ย 

  • Presenting contractย 
  • Prospect education.ย 
  • Confirm culture, budget, and scope fit.ย 

Step 2: Design schedule & expectations

  • Set client expectations on what to expect during design.ย 
  • Explain design hours allotment, milestone deliverables, and design billing policy.ย 
  • Work with the Lead Designer for team resources and specific project expectations.ย 
  • Relay the plan to the client and designers who will work on the project.ย 
  • Set any expectations on the following, if applicable, and get the process started.ย 
  • Historical Approval Process.ย 
  • HOA approval process.ย 
  • Flood zone permit approvalย 
  • Zoning and planning applications.ย 

Step 3: Design phaseย 

  • Enforce design schedules with the customerย to keep the project on track
  • Collect design change orders and collect design materials/subcontractor incurred costs.ย 
  • Track progress for accuracy of execution and to inform the client 2 x per week.ย 
  • Leverage Lead Designer to ensure compliance of designers with preset design deliverables deadlines.ย 
  • Create a punch list for all 3 phases of the design:ย 
  • EC: Existing Conditions and conceptuals.ย 
  • DD: Design Documents: elevations, locations for MEP, and material type.ย 
  • CD: Construction drawings: selections and specification (means and methods).ย 
  • Design Director approves all drawings.
  • Submit first to the estimator for completion of the estimate with the list of requests.ย 

Step 4: Preconstructionย 

  • Complete construction drawings ready for permit submittal.ย 
  • Submit the permit to the appropriate permit jurisdiction.ย 

Submit any of the following:ย 

  • Historical Approval Process.ย 
  • HOA approval process.ย 
  • Flood zone permit approvalย 
  • Zoning and planning applications.ย 

Step 5: Build:ย 

  • Create a construction schedule with the Construction Director.ย 
  • Do a full handoff on scope, budget, and drawings to the PM.ย 

Retain communication with the client for:ย 

  • Weekly meetings.ย 
  • Any issues that arise.ย 
  • Change orders.ย 
  • Scope clarifications.ย 

Hold PM accountable to:ย 

  • Jobsite minimum standards of cleanliness, organization, and quality of work.ย 
  • Subcontractor quality of work.ย 
  • Schedule execution.ย 
  • PM presentability: clothing, vehicle, and general professional appearance.ย 

Outside Duties:ย 

  • Weekly realtor meetings to expand brand awareness and referralsย 
  • Hold โ€œRealtor Lunch & Learnsโ€ย 
  • Maintain and update the sales pipeline on a weekly basisย 
  • Update design schedules on a weekly basis as needed
  • Call to schedule appointments and walkthroughs with leadsย 

Qualifications:
  • A minimum of 5 years in the home construction or design-related field

Skill, Knowledge, and Abilities

  • Able to decipher blueprints and analyze renderings for accuracy
  • Ability to work independently and prioritize responsibilitiesย 
  • Requires an understanding of architectural and construction administration services, including budgeting, scheduling, planning, specifications, and working drawings.ย ย 
  • Must be familiar with building codes, materials, and remodeling estimating techniques.ย Must have the ability to read, interpret, and review construction plans and job costs.ย 
  • Must have working knowledge or willingness to learn our CRM or scheduling software.ย 
  • Computer skills, including but not limited to: Word, Excel, Google Mail, and Sheets
  • Detail-Oriented โ€“ ability to be very precise, measure distances and the size of items, and have an eye for detail
  • Critical Thinking Skills โ€“ the ability to problem solve when issues arise in a project and foresee them before they occur
  • Communication โ€“ ability to communicate effectively with internal and external teams
