Position Overview
Kittle Property Group is hiring a Portfolio Management Intern to work onsite at our corporate office during the Fall 2026 semester. In this part-time internship (20 to 25 hours per week), you’ll support portfolio and revenue management activities that help optimize cash flow across our multi-family communities. You’ll assist with Utility Allowance calculation and submission in alignment with Section 42 guidelines, support municipal and federal energy benchmarking through Energy Star Portfolio Manager data entry, and complete pricing and data analysis. You’ll collaborate with internal property management teams and communicate directly with external utility companies to collect and validate required information.
Job Title: Portfolio Management Intern
Location: Onsite at KPG Corporate Office, Indianapolis, IN
Pay Rate: $15.00/hour
Schedule: Part-time, 20 to 25 hours/week
Duration: Fall 2026 Semester
Key Responsibilities
Revenue Management and Portfolio Support
Participate in weekly and daily rate reviews, support rate processing, and partner with property management teams
Distribute renewal offers to property teams
Maximize cash flow by supporting the effective use of revenue management systems
Handle administrative tasks related to revenue management
Provide pricing analysis to help optimize portfolio performance
Utility Allowance and Section 42 Support
Calculate Utility Allowances accurately and support timely submission in accordance with Section 42 guidelines
Collect PHA Utility Allowance schedules and Utility Company Estimates via email, phone, and fax
Gather utility rate information using the HUD Utility Schedule Model
Compile and submit Utility Verification Addendums to utility companies to obtain 12-month cost and consumption data
Upload Utility Allowance backup documentation to the company intranet site
Energy Benchmarking and Data Management
Enter energy consumption data into Energy Star Portfolio Manager to support municipal and federal energy benchmarking requirements
Review submetering billing recovery data to support accurate billing and recovery processes
Manage multiple data requests and maintain organized, accurate records
Qualifications
Must be enrolled and taking courses at a university
Proficiency in Outlook, Excel, Word, and PowerPoint
Strong Excel and Outlook skills preferred
Ability to multitask, prioritize, and manage multiple data requests efficiently
Comfortable communicating with utility companies and property managers in a professional, timely way
Strong language, math, and reasoning skills
Experience with Nuance Power PDF and MaxxVault is a plus
