JOB RESPONSIBILITIES

Edgemoor is looking for a Development Manager to be based in the McLean, Virginia office. The primary roles and responsibilities of this position include, but are not limited to:

Lead project development execution:

  • Lead and manage all elements of Edgemoor development projects
  • Work with designer, builder, and other consultants to complete the project design
  • Help facilitate public relations and community outreach
  • Obtain permits and entitlements
  • Coordinate with utility service providers
  • Manage third-party consultants to budget and scope in accordance with contract documents including 3rd party testing and inspections and building commissioning services
  • Provide monthly project update reports
  • Prepare and submit monthly payment requisitions
  • Provide construction oversight that includes overseeing the work of the design-builder, change order management, and quality control
  • Procure and engage consultants as needed
  • Coordinate turnover and move-in
  • Provide asset management services, if relevant
  • Support project pursuits and opportunities pipeline:
  • Research stakeholders and conduct competitor analysis

Manage and develop new project opportunities:

  • Assist in the development of a healthy pipeline of projects
  • Perform necessary due diligence to help make go/no-go decisions
  • Strategically build out project pursuit teams of consultants to position pursuit teams for success
  • Lead proposals in response to procurements or unsolicited proposals, including networking with stakeholders, drafting response sections, creating project pro formas and hard/soft cost budgets, developing and making presentations to the client, etc.

QUALIFICATIONS

  • Experience developing and/or managing complicated real estate and/or infrastructure projects
  • Knowledge of the construction and delivery process, including design-build
  • Self-starter with an entrepreneurial, strategic mindset and the ability to work independently
  • Collaborative, team player who can lead large project execution teams
  • Excellent communication skills (written and verbal)
  • Well organized, ability to multi-task while keeping attention to detail
  • Experience working in fast-paced environments
  • Ability to understand complex legal documents
  • Knowledge of real estate finance, public finance and/or project finance
  • Prior experience in working on a full range of development responsibilities from project conceptualization/planning through site planning and zoning, construction management, and asset management
  • Experience working with public sector clients is a plus
  • Strong interpersonal skills, with the ability to present information and respond to questions/inquiries from clients, senior staff, peers, business associates, stakeholders, and the general public
  • High ethical standards

MINIMUM EXPERIENCE

5 - 10 years of relevant work experience (pre- or post- graduate school)

REQUIRED EDUCATION

  • Undergraduate and/or graduate degree in construction, engineering, architecture, real estate finance or other relevant specialization.
  • MBA or equivalent degree preferred but not required if strong relevant experience.
Edgemoor offers a total compensation package that includes base salary, bonus potential, and a comprehensive benefits package including health/dental/vision benefits, paid time off, retirement/401k, and Company Contribution plan. Additional benefits include life insurance, commuter benefit, short & long term disability, fitness reimbursement, FSA, tuition reimbursement, back-up daycare, tutoring & family support benefits, EAP/Work-Life assistance, and a holiday contribution program. For this role the base salary range is $100,000 - $170,000. Compensation may varyoutside of this rangedepending on a number of factors, including a candidate's education, experience, skills, and geographic location. Base pay is one part of the Total Compensation Package that is provided to compensate and recognize employees for their work.
