Position Summary

Chartered is actively seeking a dynamic and experienced Full-Time Multifamily Construction Project Manager to assist in the implementation of one or more of its large-scale multifamily projects located in Broomfield, Erie, and Longmont, Colorado. This position will be responsible for driving day-to-day construction operations, overseeing project planning, managing costs and schedules, and fostering effective communication with all project stakeholders from the applicable stage of construction through final delivery, among other activities as needed. This role will report directly to the Director of Pre-Construction, working in close coordination with the applicable project superintendent. This presents a fantastic opportunity for anyone looking to leverage their existing experience and make their own mark in building transformative projects and communities along the Front Range.

Construction Activities

  • Serve as Company’s project representative in the office who is responsible for continuous field coordination and management to ensure completion of the project in a timely and quality manner.
  • Review and understand key documents, including plans, specifications, bids, submittals, and RFIs in relation to legal documents such as the subcontracts agreements and purchase orders.
  • Assist in formulation of requests for information (RFIs), submittals, and bidding-related activities.
  • Draft and issue subcontract agreements, purchase orders, and change orders, including management of applicable administrative activities relating to tax and insurance.
  • Assist in relationship management with local authorities throughout project to successfully administer compliance with all requirements relating to local authorities and regulatory bodies, including applicable codes, ordinances, and permits, among others.
  • Maintain complete understanding of project budget and costing and ensure that the field supervision has an updated understanding of the financial position of the project throughout the course of construction in Procore.
  • Maintain daily communications with field supervision to ensure accurate administration of project schedule, including review of daily logs in Procore.
  • Complete weekly project site visit, site walk, and inspection to ensure adherence with the project documents, schedule, quality, including management of inspections, observations, and action plans in Procore and distribution of weekly project drone progress photos.
  • Complete weekly communication across project stakeholders, including subcontractors, Superintendent, and Director of Construction, among others, to ensure all parties are aware of job progress, issues and resolutions.
  • Conduct monthly invoicing review and approval of subcontractor and material supplier invoices and pay applications in coordination with staff accountant, including assistance in processing field receipts and credit card payables.
  • Oversee final punch administration in Procore and closeout policies in coordination with field supervision in Procore.
  • Assist in development of administrative policies and procedures and assist in training staff to ensure all team members are coordinated across functions.

Other Requirements

  • Ability and willingness to reliably commute to and from corporate office and project field offices, including driver’s license, working vehicle, and automobile insurance.
  • Moderate physical and mental fitness is a requirement.
  • Advanced proficiency with computers and Microsoft applications, including Outlook, Excel, Word, and Project is a required.
  • Experience with Procore project management software is required, with interest in developing greater proficiency a plus.
  • Experience with SAP Concur or similar expense management software is preferred, with interest in developing greater proficiency a plus.
  • Applicants must be authorized to work in the U.S.

Education and Experience

  • Undergraduate degree in a construction-related field or demonstrated equivalent mastery through experience is required.
  • Minimum at least 2+ years of project management experience in multifamily construction is required.
  • In-depth knowledge of construction methods, scheduling, cost accounting, and project estimating is required.
  • Experience working for third-party general contractor in multifamily construction setting is a plus.

Work Environment

Chartered runs a small, family-oriented office, so a “Yes” attitude is vital to success in this role. This position is full-time and located at one of Chartered’s construction field offices. Work is required to be performed in-person at the applicable field office and project job site. This is not a remote position. There may be periods of extended work hours as well as stressful periods of work that require flexibility and patience. Candidates must be able to receive direction as well as be able to communicate and give clear, consistent instruction and/or feedback to others. This is a big position where there is no task too small. All employees wear multiple hats, which keeps everyday new and exciting.
