Founded in 1988, Prospect Capital is an alternative asset management firm with $8.4B+ of assets under management, including permanent capital. Prospect pursues multiple strategies in the US, including direct lending, private equity, real estate private equity, and structured credit. Prospect has a long-term, value-oriented approach that employs fundamental bottoms-up research to identify investments that offer attractive risk and reward.
Prospect's real estate private equity business is housed within National Property REIT Corp. ("NPRC"), a private, wholly owned REIT that has invested over $3 billion in multifamily, student housing, and self-storage properties. NPRC currently owns 47 multifamily properties and 3 student housing properties. Prospect's real estate credit strategy was launched in 2025 with a focus on preferred equity multifamily investments.
Position Summary
The Capital Project Management Analyst supports oversight of capital projects across NPRC's multifamily portfolio. This role is responsible for monitoring project budgets, schedules, funding activity, status updates, and related documentation for projects executed by property operations teams. The position provides portfolio-level visibility through project tracking, reporting, data analysis, and coordination with internal stakeholders and external partners. This role does not perform project scope development, specification development, vendor management, or direct project execution in the field.
Essential Duties and Responsibilities
Portfolio Tracking and Reporting
  • Maintain and update portfolio-wide project tracking tools to ensure accurate visibility into project status, budgets, schedules, milestones, and funding activity.
  • Consolidate project data from property operations teams, consultants, and internal stakeholders into centralized tracking and reporting tools.
  • Prepare recurring reports, dashboards, and summaries for management related to project progress, capital spending, schedule performance, and funding status.
  • Support portfolio-level reporting by ensuring project information is complete, timely, accurate, and organized.

Project Cost Control and Financial Monitoring
  • Monitor project budgets, commitments, invoices, change orders, and funding activity to identify variances, trends, and potential issues.
  • Maintain cost tracking logs, budget reports, and project financial summaries for active capital projects across the portfolio.
  • Develop and update monthly project cash flow reports and support portfolio-level forecasting activities.
  • Review financial data for consistency with approved budgets, capital plans, and funding expectations.
  • Validating and maintaining data integrity in Capital Funding Requests received from external partners.
  • Support annual budgeting and reforecasting efforts by providing project-level and portfolio-level capital planning data.

Schedule and Performance Monitoring
  • Monitor projects during all phases to identify actual or potential deviations from approved schedules, budgets, and project plans.
  • Track key milestones, project progress, and status updates to support timely identification of delays, risks, and emerging issues.
  • Analyze project performance information and escalate material variances or concerns to management for review.
  • Coordinate with property operations teams and internal stakeholders to obtain updates, clarify reporting, and support issue tracking.

Documentation and Data Management
  • Maintain organized project records and tracking documentation, including contracts, change orders, funding requests, status reports, closeout documents, and related materials received from project teams or external partners.
  • Review submitted project documentation for completeness, consistency, and alignment with reporting requirements.
  • Validate and maintain the accuracy of quarterly capital funding requests and related project reporting submissions.
  • Promote data integrity and reporting consistency across the project portfolio.

Process Support and Continuous Improvement
  • Assist in improving project tracking tools, reporting templates, and workflow processes to enhance consistency, transparency, and efficiency.
  • Support the development and documentation of internal controls, reporting procedures, and portfolio monitoring practices.
  • Perform research and analysis to support project reporting, capital planning, and management decision-making.

Additional Duties
  • Perform other duties and special projects as assigned.
  • Some overnight travel may be required.

Qualifications
Education and Experience
  • Bachelor's degree in Business, Finance, Construction Management, Real Estate, Accounting, or a related field preferred.
  • 0-3 years of full-time experience in project coordination, project analysis, construction reporting, capital planning, financial analysis, or a related role preferred.
  • Experience supporting multifamily, real estate, construction, or capital improvement projects is preferred.

Knowledge, Skills, and Abilities
  • Strong analytical, organizational, and problem-solving skills.
  • Ability to monitor and interpret project budgets, schedules, and performance data.
  • Understand and perform a variety of construction and accounting project management tasks
  • Strong written and verbal communication skills.
  • Ability to manage multiple priorities and maintain attention to detail in a fast-paced environment.
  • Proficiency in Microsoft Office Suite, particularly Excel.
  • Experience with Yardi and project tracking platforms such as Smartsheet, Procore, PMWeb, or similar systems is preferred.
  • Ability to work independently while coordinating effectively with cross-functional teams.

Certifications
  • PMP certification is preferred but not required.

The anticipated annual base salary range for this position is $90,000 - $130,000 plus an annual discretionary performance-based bonus. Actual pay may be adjusted based on experience and performance.
