Job description

Business Development Manager — Commercial Restoration, Reconstruction & Tenant Improvements

Read This First

This role is for experienced commercial business developers who already have traction.

We are not looking for someone who wants to “learn the industry” or “start building relationships.”

We are looking for someone who already has them—and wants a platform that can scale, protect, and monetize those relationships across multiple service lines.

If you’ve sold into commercial property management, facilities, multifamily portfolios, REITs, or institutional ownership—and you know how to expand existing accounts—keep reading.

This role is designed for professionals seeking a long-term home, where judgment is trusted, decisions are made locally, and results—not internal politics—drive outcomes. You’ll have the autonomy to run your territory like a business, maximize the value of relationships you already control, and earn uncapped compensation without corporate layers, approval bottlenecks, or artificial ceilings slowing you down.

The Mandate

Rainbow Restoration of Orange County continues to grow its commercial platform by supporting property owners and operators through loss-driven events, reconstruction, and ongoing interior improvements.

We are hiring a senior-level Business Development Manager to expand existing commercial relationships with an emphasis on repeat construction-oriented work, including:

            •          Loss mitigation and environmental remediation services

            •          Reconstruction following losses or operational disruptions

            •          Interior build-outs and tenant improvements

            •          Capital repairs and unit/common-area upgrades

Emergency restoration remains an important entry point—but long-term value is built through follow-on construction, continuity, and repeat engagement.

Markets You Already Know

You should already be active in some or all of the following:

            •          Commercial and mixed-use real estate

            •          Multifamily portfolios (regional or national operators)

            •          Office, medical, retail, and industrial facilities

            •          REITs, private equity-backed owners, asset managers

            •          Property management and facility management organizations

            •          HOA / association-managed commercial-grade assets

What You’ll Do

Expand and Monetize Existing Relationships

            •          Leverage your current commercial network to open doors quickly

            •          Deepen relationships across multiple properties and stakeholders

            •          Position Rainbow Restoration as a preferred, multi-service partner

Sell the Full Platform

You’ll expand accounts across:

            •          Commercial water, fire, smoke, and mold restoration

            •          Reconstruction following events or losses

            •          Tenant improvements, light construction, and interior build-outs

            •          Capital repairs, unit turns, and common-area upgrades

Own Strategic Accounts

            •          Build account plans—not just pipelines

            •          Drive portfolio-level conversations and long-term agreements

            •          Maintain disciplined CRM visibility tied to real assets, scopes, and timelines

Be a Commercial Leader in the Market

            •          Represent the brand at BOMA, IFMA, IREM, CAI, NAIOP, and industry events

            •          Lead executive-level discussions with PMs, facilities, and ownership groups

            •          Operate as a senior commercial partner—not a transactional salesperson

Who We’re Looking For

Required

            •          5+ years in commercial B2B business development or outside sales

            •          Proven track record selling into commercial real estate, facilities, construction, or property services

            •          Existing relationships that can translate into near-term opportunities

            •          Comfort discussing scopes, timelines, budgets, risk, and execution

            •          Strong follow-up discipline and CRM habits

            •          Valid driver’s license and ability to work the field

Strongly Preferred

            •          Background in restoration, reconstruction, or tenant improvements

            •          Background working with property managers and facilities teams

            •          Familiarity with insurance-driven commercial environments

            •          Portfolio-level account management experience

Who This Role Is Not For

            •          Entry-level or junior sales candidates

            •          Residential-only sales backgrounds

            •          Inside sales or lead-only closers

            •          Anyone looking for heavy structure, micromanagement, or corporate hierarchy

Why High Performers Choose This Role

            •          Uncapped commission tied to real revenue and margin

            •          A service mix that supports repeat, construction-driven work and emergencies

            •          Strong operations team that executes and protects your relationships

            •          Local ownership and fast decision-making

            •          Clean runway to build a dominant regional commercial book

Apply Only If

You already operate within commercial property portfolios or facilities environments and are looking to broaden engagement across existing accounts, increase project density, and build a regional book of business with autonomy.
