Job description

Responsibilities:

  • Operate, inspect, maintain, service and repair all mechanical (HVAC), electrical, lighting, plumbing, life safety and ancillary systems and equipment, safely and within intended designs, for the facilities and their structures
  • Coordinate and oversee all outsourced/contracted vendor work, ensuring economic, quality results are completed in a timely fashion. This includes the review and approval of scope of work, scheduling of the service/repair and supervision of all work through completion
  • Serve as the primary day-to-day contact for tenants; create relationships and maintain open communication with all tenants
  • Assure that proper tools, test equipment, protective gear/equipment and technical literature are available and used to perform required tasks
  • Courteously respond to and complete all tenant service requests in a timely fashion. Ensure optimal occupant comfort by continuously monitoring the building automation system, making appropriate system adjustments and investigating all HVAC requests. If request is beyond the scope of the engineering or maintenance/housekeeping staffs, schedule appropriate vendors/contractors with approval from the building owner
  • Coordinate and monitor on-site construction activities/work for the building and their structures. Regularly tour construction sites throughout duration of construction projects, participate in construction meetings as necessary and assist contractors in engineering related areas
  • Maintain an adequate inventory of all parts, materials and supplies necessary for the operation of the facilities and their systems and equipment, monitoring and controlling inventory to ensure purchases are cost-effective and efficient
  • Maintain the facilities’ compliance with governmental regulations (i.e. ADA, CFC,OSHA and OSHA training, etc.)
  • Comply with all safety procedures, recognize danger and safety hazards and propose methods to eliminate them.
  • Must understand and use appropriate lockout/tag out system and tools
  • Keep all mechanical and storage areas in a clean and orderly fashion
  • Monitor building conditions including vacant spaces
  • Assist Property Manager in the budget process and securing bids
  • Interface with leasing team and prospective tenants as needed
  • Other assigned operational tasks as may be typically expected of the Engineer role.

Qualifications:

  • 5+ years of direct or related experience and/or equivalent experience/education
  • Ability to handle multiple tasks, manage time effectively, establish workflow priorities and work independently
  • Able to physically perform duties at the speed, mobility, and force necessary to the task
  • Proficient in Microsoft based software
  • Excellent oral communication skills
  • Possess appropriate and competitive level of experience and education to perform job
  • Prior employment history that demonstrates the ability to work in a fast-paced, high-intensity environment while managing multiple tasks and priorities, producing accurate results in a highly organized manner
