Commercial Chief Engineer

Location: Tucson, AZ 85701

Employment Type: Contract-to-Hire

Compensation: $40.00 - $44.00 per hour (DOE)

Position Overview

We are seeking an experienced and hands-on Commercial Chief Engineer to oversee the engineering, maintenance, and operational performance of a Class A commercial property portfolio. This leadership role is responsible for ensuring the efficient, safe, and cost-effective operation of all building systems while supporting tenant satisfaction, regulatory compliance, and long-term asset preservation. The Chief Engineer will serve as the technical expert for all building operations, partnering closely with Property Management to drive operational excellence, manage capital improvement projects, lead engineering staff, and oversee vendor performance.


Key ResponsibilitiesEngineering & Building Operations
  • Direct all day-to-day engineering and maintenance operations for commercial properties.
  • Ensure optimal performance of HVAC, electrical, plumbing, life safety, mechanical, and building automation systems.
  • Conduct regular property inspections and proactively identify operational and maintenance needs.
  • Develop, implement, and monitor preventive and predictive maintenance programs.
  • Maintain accurate maintenance records, work orders, equipment logs, and compliance documentation.
Leadership & Team Management
  • Lead, mentor, and develop engineering and maintenance personnel.
  • Establish performance expectations and ensure accountability for operational goals.
  • Foster a culture of safety, professionalism, and continuous improvement.
  • Coordinate staffing schedules, training initiatives, and emergency response preparedness.
Financial & Capital Project Management
  • Assist with annual operating budgets and capital expenditure planning.
  • Monitor operating expenses and identify cost-saving opportunities.
  • Support energy management and sustainability initiatives to improve efficiency and reduce utility costs.
  • Manage capital improvement projects from planning through completion, including contractor oversight and quality control.
Vendor & Contractor Management
  • Manage service contracts and relationships with HVAC, electrical, plumbing, janitorial, landscaping, and specialty vendors.
  • Solicit bids, evaluate proposals, and ensure high-quality service delivery.
  • Monitor contractor performance and ensure compliance with safety and contractual requirements.
Compliance & Risk Management
  • Ensure compliance with all applicable federal, state, and local regulations.
  • Maintain OSHA, life safety, environmental, emergency preparedness, and building compliance programs.
  • Coordinate inspections, audits, and corrective actions as needed.
  • Support sustainability initiatives, Energy Star programs, and property certification requirements.
Tenant Relations
  • Deliver exceptional customer service to tenants and stakeholders.
  • Respond promptly to tenant service requests and operational concerns.
  • Support tenant improvement projects, move-ins, move-outs, and property tours.
  • Provide regular operational updates and recommendations to Property Management.
Emergency Response
  • Participate in an on-call rotation and respond to after-hours emergencies as required.
  • Lead emergency response efforts related to building systems failures, weather events, and life safety incidents.
QualificationsRequired Experience
  • Minimum 10 years of progressive experience in commercial building engineering, facilities maintenance, or property operations.
  • Minimum 3 years of supervisory or leadership experience managing engineering or maintenance teams.
  • Experience supporting Class A office, mixed-use, industrial, healthcare, retail, or commercial real estate properties.
  • Strong background in preventive maintenance, capital projects, vendor management, and building systems operations.
Technical Expertise
  • Comprehensive knowledge of:
    • HVAC systems and controls
    • Electrical distribution systems
    • Plumbing systems
    • Building Automation Systems (BAS)
    • Life safety and fire protection systems
    • Mechanical equipment and preventive maintenance programs
Certifications Preferred
  • CFC Universal Certification
  • EPA Universal Certification
  • LEED Accreditation
  • SMA/SMT, FMA, BOMI, or equivalent industry certifications
  • Additional trade licenses or technical certifications are highly desirable
