Job description

The Building Engineer is responsible for operating, maintaining, and repairing mechanical, plumbing, and electrical systems in the office building and on the grounds. This person also inspects tests, adjusts, and balances heating, cooling, and ventilating systems in the building.

This position takes daily assignments from the property management staff and supervisor. The ideal candidate will have strong technical expertise in building systems, take ownership of all assigned tasks, and prioritize the safety, comfort, and satisfaction of all tenants.


  • Complete assigned work orders and service requests promptly with minimal disruption to the tenant and their guests.
  • Maintain accurate and up-to-date maintenance records for all assigned work, using the company’s work order management system. At the end of each shift, provide status updates for all open service requests to the property management team.
  • Clean job sites upon completion of work, and ensure mechanical rooms are clear of dust and debris.
  • Perform the day-to-day maintenance and repair of building systems such as lighting, plumbing, electrical, and structural (doors, ceilings, flooring, etc.); complete light-duty construction as
  • Complete routine building inspections and report deficiencies to the property management team and
  • Recommend measures to reduce or eliminate fire, safety, and environmental hazards.
  • Assist with the inspection and maintenance of HVAC equipment, including chillers, RTU’s, air handlers, pumps, and variable air volume units. Diagnose and troubleshoot recurring issues per building and company
  • Inspect occupied and vacant suites every week, providing maintenance as Report deficiencies to the supervisor or property management team immediately.
  • Replace lamps, light fixtures, and signage, throughout the property as
  • Provide regular communication to the property management staff and supervisor on outstanding repairs and maintenance
  • Assist property management staff with coordination of construction projects and scheduling of repair and maintenance work as
  • Inspect all common areas and grounds daily and complete necessary repairs; ensure walks are free and clear of debris and ice and that building grounds are compliant with municipal codes and
  • Inspect all ongoing construction projects to ensure work performed meets contractual standards and contractors adhere to safety rules and regulations for the type of work being performed. Maintains complete, accurate, and clean copies of all building drawings.
  • Maintain tool and supply inventory (lamps, ballasts, filters, plumbing parts, chemicals, etc.).
  • Assist property management team with life safety systems, procedures, and recordkeeping; respond to fire alarms and trouble calls; conduct inspections of emergency generator and fire pumps, recording results as
  • Make recommendations to improve maintenance operations and/or reduce operating expenses.
  • Participate in 24/7 on-call rotation as directed by
  • Verify incoming and outgoing shipments.
  • Other duties as assigned by supervisor and General Manager.

  • A minimum of 2 to 4 years of relevant experience, including working knowledge of commercial office building systems. The ability to work independently is a
  • Solid working knowledge of commercial building systems including boilers, heaters, chillers, pumps, refrigerant systems, air handlers, variable air volume units, compressors, plumbing, fire suppression, smoke control, elevators, emergency generators, building security, energy management systems,
  • Ability to work independently with limited supervision in a fast-paced environment and deal effectively with multiple, simultaneous deadlines and
  • Working knowledge of OSHA, NFPA, and Life Safety codes and regulations
  • Technical and problem-solving abilities including those related to mechanical controls and Building Automation
  • Intermediate skills necessary to use relevant technology including computer and smartphone for general day-to-day work and
  • Working knowledge of web-based work order systems, such as Yardi, Facility Manager, Building Engines, or similar
  • Excellent communication skills and commitment to providing excellent service to tenants, clients, vendors, and co-workers.
