What are the key skills and qualifications needed to thrive as a Building Engineer Apprentice, and why are they important?

To thrive as a Building Engineer Apprentice, you need a basic understanding of building systems (HVAC, plumbing, electrical), mechanical aptitude, and typically a high school diploma or equivalent. Familiarity with tools such as multimeters, hand tools, and building automation systems, and pursuing certifications like OSHA safety training or EPA 608 can be advantageous. Strong problem-solving skills, attention to detail, and effective communication help apprentices learn quickly and work well in teams. These skills and qualities are vital for safely maintaining building operations, supporting senior engineers, and progressing in the facilities management field.

What are the most common challenges faced by a Building Engineer Apprentice during their first year on the job?

As a Building Engineer Apprentice, one of the most common challenges is adapting to the fast-paced, hands-on environment of facility maintenance and repair. Apprentices often need to quickly learn to prioritize tasks, troubleshoot mechanical or electrical issues, and communicate effectively with senior engineers and other team members. Balancing on-the-job learning with classroom instruction can also be demanding, but it is essential for building foundational technical skills. Constructive feedback and mentorship from experienced engineers are vital in helping apprentices overcome these early challenges and become proficient in the role.

What are Building Engineer Apprentices?

Building Engineer Apprentices are individuals who are training to become building engineers by working under the supervision of experienced professionals. They assist with the maintenance, repair, and operation of building systems such as heating, ventilation, air conditioning (HVAC), plumbing, and electrical systems. Job description

Job Overview

Martin Smith Inc. has been a cornerstone of the Seattle skyline for generations and is seeking a motivated Assistant Building Engineer to join the team. This role offers the opportunity to build a career from the ground up through a hands-on apprenticeship in commercial real estate.

Working alongside the Building and Chief Engineers, the Assistant Building Engineer will develop expertise in the systems that keep a modern property running, including mechanical operations and high-end tenant relations. This position is well suited for a dependable, hands-on individual who is eager to learn a trade and grow within the organization.

How You'll Make an Impact

As the right hand to our engineering leadership, you will ensure our properties remain a safe, professional, and high-performing environment for our tenants.

  • Operational Support: Partner with vendors (Elevators, HVAC, Fire Life & Safety, etc) and oversee tenant move-in/move-out logistics.
  • Preventative Maintenance: Assist in preventative maintenance to catch issues before they happen.
  • Tenant Relations: Be the face of the engineering team, responding to service requests with a professional, problem-solving attitude.
  • Property Stewardship: Execute daily upkeep that defines the building’s first impression, including aesthetics and general repairs.

What You Bring to the Team

We value a can-do mindset over a long resume. If you are a reliable worker who takes pride in a job well done, you’ll fit right in.

  • Growth Mindset: You’re eager to learn complex building systems (plumbing, electrical, mechanical) and take on special projects.
  • Communication: You can talk to anyone, from corporate tenants to third-party contractors, with clarity and courtesy.
  • Reliability: You are independent, punctual, and able to manage a task list without being micromanaged.
  • Physical Readiness: You are comfortable lifting up to 50 lbs, climbing ladders up to 8 feet, and staying active throughout the day.
  • Foundations: High school diploma or equivalent. (Prior experience in trades or building services is a plus but not required).

About Martin Smith Inc

We believe in taking care of the people who take care of our buildings. We offer a comprehensive benefits package designed to support your health, your future, and your work-life balance:

  • 401(k) with company matching.
  • Comprehensive Health, Dental, and Vision insurance plus a Health Savings Account (HSA).
  • Paid time off to ensure you stay energized.
  • Career Pathing: We prioritize internal growth. This role is designed to be the first step toward becoming a Building Engineer.
