Job description

Job Title: Portfolio Collections Specialist
Supervisor: Community Manager
Status: Full-time, Non Exempt
JOB SUMMARY: Seeking a highly organized and detail-oriented Collections Specialist to drive positive results related to rent collections and eviction processes for a portfolio of affordable multifamily apartment properties. The ideal candidate will have an understanding of property management, will have experience interpreting data, and is self-motivated to work in a specialized role. Positive results include improving monthly rent collections and helping site teams navigate eviction processes for delinquent residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by the Company.
  • Data Analysis amp; Reporting: Analyze rent collection data to identify property issues and opportunities, and provide timely reporting to management and ownership regarding rent collection trends, delinquency rates and eviction statuses.
  • Rent Collection: Monitor rent collection reporting, including assisting with posting rent, issuing notices and following up on delinquencies. This includes working with property teams to implement strategies to reduce arrears that results in financial success.
  • Eviction Management: Assist and manage the eviction process across the portfolio, from initial notice to final judgment, by collaborating with legal counsel to prepare documentation for evictions proceedings in compliance with local laws and regulations.
  • Collaboration: Work closely with the regional manager(s) and property teams to ensure successful process execution.
Requirements:
  • Bachelor’s degree, or previous experience working in collections.
  • Proficiency using Excel/Google Sheets/SmartSheet.
  • Experience with Yardi/RentCafe a plus.
  • Strong problem-solving skills with the ability to interpret data, identify trends, and offer actionable recommendations.
  • Excellent verbal and written communication skills, with the ability to present data-driven insights clearly and effectively.
  • Meticulous and detail-oriented with a strong focus on accuracy and data integrity.
  • Ability to manage multiple projects and meet deadlines in a fast-paced environment.
Salary Range is $18.00 - $22.00 per hour
The base salary range displayed represents the expected minimum and maximum compensation for this role at the time of posting. Final salary offers are determined based on multiple factors, including the candidate's relevant experience, specific skills, qualifications, and type of property.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages and apply to practical situations. Ability to work with mathematical concepts such as probability and statistical inference. Ability to analyze basic operating statements and identify unusual operating trends, ratios, and variances.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
LICENSES and DESIGNATIONS: A valid driver’s license is required for this position.
TRAINING and CERTIFICATES: Fair Housing must be completed within 1 day of hire and Fair Housing Certificate must be obtained and posted within 60 days of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
