Job description

Lead Maintenance Technician

Location: Rochester, NY

Reports To: Property Manager

Unit Count: 132

Salary: $26.00 per hourย (Subject to adjustment for onsite living)

Position Summary

We are seeking an experienced and reliable Lead Maintenance Technician to oversee maintenance operations at our residential apartment community. This role is responsible for ensuring the property is maintained in excellent condition, supervising maintenance staff, coordinating repairs, and delivering outstanding service to residents.

Key Responsibilities

  • Lead and supervise the maintenance team, including scheduling and training
  • Monitor and inspect work being performed by the maintenance staff
  • Perform and oversee general maintenance and repairs (plumbing, electrical, HVAC, carpentry, appliances)
  • Troubleshoot and repair HVAC systems (EPA Certification required)
  • Ensure timely completion of resident work orders
  • Conduct routine property inspections and preventative maintenance
  • Coordinate with vendors and contractors as needed
  • Obtain bids on special projects
  • Work with Property Manager to maintain supply budget
  • Maintain a clean and organized shop and keep inventory of tools, equipment, and supplies
  • Ensure compliance with safety regulations and company policies
  • Participate in on-call responsibilities as assigned by Property Manager

Qualifications

  • 3+ years of apartment or residential maintenance experience
  • 1+ year of supervisory or lead experience preferred
  • EPA Certification required
  • Strong working knowledge of plumbing, electrical, HVAC, and general repair
  • Working knowledge of tools, common appliances and devices
  • Valid driver's license and reliable transportation
  • Manual dexterity, strong problem-solving and communication skills
  • Good Physical condition and strength
  • Ability to lift 50+ lbs and work in various weather conditions
