Job description

We are seeking a highly motivated and detail-oriented Assistant Portfolio Manager to join our Operations team. This role supports the oversight of multiple affordable housing communities and plays a critical part in ensuring high-quality operations, compliance, resident satisfaction, and staff development. The Assistant Portfolio Manager acts as a key liaison between site teams and the Portfolio Manager, providing coaching, accountability, and operational support to ensure company standards are consistently met. This candidate will play a crucial role in ensuring that every site manager, associate site manager, assistant site manager, and caretaker has a competent manager who enhances problem-solving and decision-making. They foster an environment for employee growth and effectiveness while serving as a safety net in times of disaster/need.
Responsibilities include assisting the Portfolio Manager in the following areas:
Support day-to-day operations at assigned properties, including physical plant, compliance, occupancy, receivables, and resident relations
Ensure compliance with HUD, LIHTC, Section 8, and Fair Housing regulations
Oversee file audits, recertifications, and inspections
Assist with reviewing financial statements, rent collection, delinquency reports, and budgets
Support marketing, lease-ups, and occupancy goals
Address major resident concerns and enforce leases fairly and professionally
Supervise, coach, and develop on-site staff while promoting strong morale and accountability
Maintain positive relationships with owners, service providers, and community partners
Desired candidate will possess:
Bachelor's degree or equivalent experience in property management, business, or related field.
5+ years of affordable housing property management experience.
Strong knowledge of HUD, Section 8, LIHTC, and Fair Housing.
3+ years of experience supervising teams and providing coaching and accountability.
Proficiency with Yardi and related property management systems.
Strong organizational, communication, and problem-solving skills.
Reliable transportation and ability to travel to properties regularly.
Proven ability to support multiple properties based on needs and priorities.
