Job Summary
We are seeking an experienced Working Foreman to lead field operations within our self-performing tenant improvement division. This is a hands-on leadership role responsible for supervising crews while actively participating in field work.
The Working Foreman ensures work is completed safely, on schedule, within budget, and to the highest quality standards while supporting communication between the field and project management teams.
Responsibilities
  • Run day-to-day field operations on tenant improvement projects
  • Lead crews while performing hands-on work (framing, drywall, T-bar, etc.)
  • Coordinate subcontractors and trade sequencing in real time
  • Read plans, layout work, and keep production moving
  • Enforce safety standards-zero tolerance for unsafe work
  • Maintain schedules, look-aheads, and daily production goals
  • Solve jobsite issues quickly without waiting on direction
  • Track progress, manpower, and jobsite performance
  • Communicate directly with PMs and ensure field execution matches plan
  • Maintain daily logs, reports, and basic job documentation
  • Keep projects clean, organized, and moving forward

Qualifications
  • 5+ years in commercial construction (Foreman or Lead Carpenter level)
  • Strong tenant improvement experience (required)
  • Proven ability to lead crews and work in the field daily
  • Strong blueprint reading and layout skills
  • Solid understanding of construction sequencing and workflow
  • Strong safety mindset-OSHA compliance is expected, not optional
  • Ability to move fast, make decisions, and solve problems on site
  • Reliable, accountable, and self-directed

Requirements
  • Valid California driver's license
  • Ability to pass background check for site badging
  • Reliable transportation
  • Minimum 5 years of field construction experience

Preferred
  • OSHA 10 or OSHA 30
  • First Aid / CPR Certification
  • Experience with drywall, framing, or interior TI work
  • Familiarity with jobsite reporting or construction software
