Job description

POSITION SUMMARY
 
The MEP Superintendent - Building Controls is a critical field leadership position and is foundational to project success and safety. This role is responsible for overseeing building controls and mechanical construction activities in the field, providing leadership to field foremen and trade partners, and ensuring successful completion of controls work in alignment with project schedule, quality, safety, and budget goals.
 
The Superintendent works closely with the Project Manager and other field leadership to support timely, coordinated, and high-quality completion of the construction process. This role is intended for an experienced mechanical field leader who can independently lead complex building controls scopes with limited oversight with labor and material resources.
 
This is a full-time, site-based position that requires extensive travel to locations that span the Central Region. Travel subsistence and additional incentives provided per company guidelines.

RESPONSIBILITIES
  • Assist Estimating with bidding opportunities and preconstruction services for building controls and mechanical scopes
  • Assist the Project Manager in development of the Chart of Accounts for building controls and mechanical work
  • Assist in development of detailed CPM schedules with emphasis on building controls procurement, installation, startup, and turnover milestones
  • Assist in development of detailed scope of work for building controls and mechanical systems
  • Develop and maintain project site logistics plans related to building controls equipment deliveries, material staging, crane picks, and installation sequencing
  • Maintain a thorough understanding of contract documents, mechanical drawings, specifications, coordination drawings, and project requirements
  • Manage McCarthy’s labor force and/or coordinate trade foremen to achieve optimum performance on building controls scopes
  • Review and understand material budgets and provide support for equipment purchases.
  • Monitor project costs, labor productivity, and installation performance; identify areas for improvement
  • Provide leadership in the quality process for building controls systems, including layout, installation, testing, balancing, startup, and commissioning readiness
  • Provide leadership in safety and accident prevention programs for all building controls and mechanical field activities
  • Document daily construction activities related to building controls progress, manpower, deliveries, issues, and inspections
  • Chair or support weekly subcontractor and trade coordination meetings with focus on building controls interfaces and sequencing
  • Issue and maintain short-term schedules for building controls work activities
  • Assist Project Engineers in the shop drawing and submittal process for building controls equipment, controls, and related materials
  • Verify that as-built drawings and field markups for building controls systems are kept current
  • Implement all applicable safety programs and EEO/Affirmative Action programs
  • Coordinate building controls work with other trades including electrical, plumbing, fire protection, controls, and general trades to reduce conflicts and maintain production flow
  • Lead field execution for ductwork, piping, equipment setting, controls coordination, startup activities, and final turnover of building controls systems
  • Support inspections, testing requirements, punch list completion, and owner turnover documentation for building controls systems
  • Help identify and resolve field issues related to constructability, installation sequence, manpower planning, and system completion
QUALIFICATIONS
  • 7–10+ years of applicable field leadership experience
  • Significant experience in building controls, mechanical, or MEP construction field operations
  • Experience with relevant large-scale commercial or industrial projects
  • Previous experience directing and coordinating building controls/mechanical trades
  • Strong knowledge of building controls systems, construction principles, field practices, and sequencing requirements
  • Experience leading installation of ductwork, piping, mechanical equipment, and related building controls systems
  • Self-perform construction management experience highly preferred
  • Previous experience working closely with Project Management teams through successful completion of project phases
  • Ability to read and interpret plans, specifications, shop drawings, and coordination documents
  • Strong leadership, communication, and problem-solving skills
  • Demonstrated commitment to safety, quality, and production performance
  • Geographically mobile and able to relocate within a region
PREFERRED
  • Experience with self-perform mechanical or building controls work
  • Experience coordinating startup, testing, balancing, commissioning, and turnover processes
  • Experience working in occupied facilities, complex phasing environments, or technically challenging mechanical projects
  • Familiarity with field technology, scheduling tools, and construction documentation platforms
  • Strong field presence and ability to lead crews and foremen effectively
  • Ability to coordinate across multiple trades and maintain schedule commitments
  • Consistent focus on safety, quality, planning, and accountability
  • Ability to anticipate issues, solve problems in the field, and drive work to completion
