PRIMARY PURPOSE:

This position is responsible for managing retail and/or mixed-use retail focused real estate redevelopment and expansion projects within the Simon portfolio.

The successful candidate will be at the forefront of Simon's efforts to transform key real estate assets, including retail, restaurant, entertainment, residential, hospitality, and office components. The successful candidate will partner with various internal and external stakeholders to successfully implement multifaceted real estate development projects. The successful candidate should have demonstrated experience working with government agencies and community members, including presentation and negotiations in a public setting to secure development rights, and have a strong financial understanding to manage complex proformas. The candidate must be willing to travel to assigned various locations, and to participate and run public entitlement efforts at municipal public hearings.

PRINCIPAL RESPONSIBILITIES:

The successful candidate's responsibilities will include, but not be limited to:

  • Perform comprehensive evaluations of development opportunities and report to executive management.
  • Lead in preparation of the development program on selected properties based on planning, site and zoning analysis, environmental requirements, economic considerations , and related due diligence.
  • Interface and negotiate with governmental jurisdictions on entitlement and zoning issues.
  • Coordinate project teams consisting of architects, engineers, attorneys, leasing agents, property management, tenant coordination, and others to facilitate project delivery.
  • Coordinate with various departments to evaluate financial viability, constructability, and marketability of development project alternatives.
  • Manage the creation of project budgets and expenditures of committed funds in accordance with company procedures.
  • Address zoning or approval related matters, associated mall renovation efforts, redevelopments, underutilized space reuse, peripheral parcels and strategic planning for existing properties.
  • Provide regular project updates and reports to Senior Management as required.
  • Serve as Simon's public representative for development projects, including Council and Planning Commission meetings, community workshops, Chamber and other industry events, as well as presentations to potential tenants and partners, elected leaders and community groups, etc.

MINIMUM QUALIFICATIONS:

Bachelor's in finance, architecture, urban planning, engineering or related field.

Advanced degree in Business/Real Estate or Urban Planning with financial foundation desirable.

Experienced Development Professional with substantial retail and/or mixed-use experience. Eight to ten years of demonstrated experience preferred.

Knowledge and experience working with relevant legal agreements such as REAs and CC&Rs for major multi-component projects required; ability to work with and communicate with investment partners, anchor and major retailer tenants, and third-party owners.

Knowledge and experience leading entitlement efforts .

Strong communication and presentation skills.
