Afton Properties, Inc. is a full-service Real Estate Management Company. Our long-term vision leads us to prioritize the upkeep and maintenance of our properties to ensure our residents feel pride in residency. To attain these standards for the tenants and owners we service, we require employees committed to working with the highest standards in their work ethic.

We are seeking a full-time Leasing Consultant to work at a Garden Style property with 200-300 units. The Leasing Consultant will be responsible for various duties to ensure we meet our company goals.

Compensation:

  • $21.50 - $25.00 an hour based on experience
  • Monthly Bonuses: Our competitive bonus structure is designed to reward exceptional leasing performance, recognizing your dedication as a leasing consultant. As the frontline representative and the initial point of contact, you play a pivotal role in our success. Eligible team members can earn between $4,000 and $8,000 in annual bonuses, reflecting their outstanding contributions. While bonuses are based on performance and not guaranteed, we aim to celebrate and support your achievements, offering you the opportunity to excel and thrive in your role.

JOB SUMMARY: A leasing agent is responsible for marketing and leasing properties to prospective tenants. Duties include conducting tours, processing applications and lease agreements, and maintaining knowledge of the local real estate market. The successful candidate will possess excellent customer service and communication skills, as well as the ability to multitask and work in a fast-paced environment. 

Leasing Consultant:

  • Show Properties: Schedule and conduct tours of available units, highlighting the property's positive aspects and answering any questions potential residents may have. 
  • Processing Rentals: Pre-qualify potential residents, process rental applications, and verify personal references. Use Yardi and a CRM system to track information and ensure files are complete before closing. 
  • Negotiating Leasing Terms: Negotiate leasing terms and conditions with potential residents, closing deals and ensuring a smooth move-in process. 
  • Responding to Tenant Inquiries: Respond to tenant inquiries, resolve any maintenance issues, and maintain superior customer service to meet company standards. 
  • Advertising Available Units: Use a variety of media and promotional materials to advertise available units and attract new residents. 
  • Maintaining Accurate Records: Keep accurate records of all units and their availability using Yardi and the CRM system, updating information as needed. 
  • Preparing Leasing Paperwork: Accurately prepare and be thoroughly knowledgeable with all leasing-related paperwork, from the application process through move-out. This includes processing housing applications, preparing move-in information, lease files, renewal letters, and renewal leases, completing brochures, completing move-out requests, and any other forms utilized as they relate to leasing and resident relations. 
  • Market Knowledge: Stay knowledgeable of local market trends and the property's competitors, providing information on all aspects of the property, such as expansion, zoning, crime, etc. 
  • Maintaining Property Presentation: Ensure the leasing office, tour path, vacant apartments, amenities, and the overall curb appeal of the community are impeccably clean, and notify the appropriate staff if any issues are identified. 
  • Inspecting Units: Inspect all apartment homes to ensure they are ready for move-in according to company standards prior to the move-in date. 
  • Professional Representation: Represent the company in a professional manner at all times and assist in implementing marketing programs assigned by the manager. 
  • Schedule: Required to work on Fridays and Saturdays, which represent the highest leasing volume days of the week.  
  • Additional assistant manager duties may be assigned at the community manager's discretion. 

Typical Work:

Environment/Conditions: In constant movement around the property visiting different work locations. 

Essential Functions/Physical Requirements: Walking property and inspecting units, touring the property, and meeting with applicants in person or via virtual tools.

Equipment used: Computers, phones, tablets, filing cabinets, copy machines, general office equipment, golf carts. 

Qualifications:

  • A valid driver's license.
  • Customer Services Experience.
  • Spanish and English preferred.
  • Basic computer knowledge - Internet, Excel, Outlook, Word, OneDrive.
  • Knowledge of Yardi and Rent Cafe is a plus.
  • Prior leasing skills are required.
  • Knowledge of Virtual touring and in-person touring.

Scheduling: 

  • Employees will be working 5 days a week: Monday/Wednesday/Friday 9:00 am - 6:00 pm, Tuesday/Thursday 10:00 am - 7:00 pm.
  • Employees may be scheduled to work on weekends.
