Herzog Property Management is seeking a full-time Property Manager to oversee daily operations, leasing, resident relations, and property performance at multifamily communities in Faribault and Owatonna. We are looking for someone who is organized, responsive, professional, and able to manage day-to-day property operations independently while providing excellent customer service to residents and prospects.
Responsibilities
  • Vacancy Management
    • Accurately list available units and respond to leasing inquiries
    • Conduct in-person and virtual property tours
    • Process applications and finalize lease signings (new leases, renewals, and transfers)
    • Perform move-in, move-out, preliminary, and final inspections
    • Coordinate unit turnovers, move logistics, and vacancy preparation
    • Provide input on rent pricing based on market conditions, property performance, and leasing activity
  • Rent Collection
    • Follow established rent collection procedures and timelines
    • Manage tenant accounts, including posting payments, applying charges and credits, and monitoring ledgers
  • Tenant Relations & Communication
    • Communicate promptly, respectfully, and clearly with tenants
    • Respond to complaints and issue violations in writing and in a timely manner
    • Maintain thorough documentation of all tenant communication and actions taken
    • Ensure tenant records are accurate, organized, and up to date
    • Maintain clean, safe, and welcoming communities by taking initiative to address minor issues as they arise
    • Make decisions regarding tenant charges and account adjustments in accordance with company policies and guidelines
  • Company Policy Compliance
    • Follow Fair Housing regulations and all company policies
    • Use property management software (AppFolio) to document all activity
    • Reference shared templates, procedures, and resources to ensure consistency and compliance
    • Manage daily operations and prioritize tasks independently to meet property and company objectives, consistent with company policies and expectations
    • Additional duties may be assigned as needed to support property operations and company objectives.
Compensation
  • Base Salary: $45,000–$50,000 annually (depending on experience)
  • Bonus Opportunities
