The Opportunity


We are seeking a skilled and dedicated Leasing and Marketing Specialist to guide and support prospective and current residents through the leasing and renewal processes and promote the community through various marketing efforts and resident engagement.


Key Responsibilities


Leasing Duties:

  • Respond to phone, email, and walk-in inquiries in a timely and professional manner.
  • Conduct property tours for prospective residents and highlight community amenities, floor plans, and features.
  • Accurately complete lease applications, screening processes, and lease documents in compliance with company policy and state regulations.
  • Follow up with prospects and maintain communication throughout the leasing process.
  • Maintain accurate and up-to-date leasing data in property management systems.
  • Assist with resident move-ins and coordinate welcome processes.
  • Support resident retention by fostering positive relationships and assisting with renewals.

Marketing Duties:

  • Assist in developing and implementing strategic marketing plans to increase traffic and leases.
  • Manage online listings and ensure accurate, compelling advertising across ILS platforms.
  • Create and distribute marketing collateral and promotional materials.
  • Coordinate and participate in community outreach efforts and resident events.
  • Track marketing sources and analyze effectiveness of campaigns.

Administrative Support:

  • Maintain organized lease files and ensure compliance with Fair Housing, ADA, and other federal, state, and local laws.
  • Assist in maintaining the appearance and cleanliness of the leasing office, model units, and tour routes.
  • Prepare daily, weekly, and monthly reports as needed.
  • Perform all duties assigned by company supervisors.

  • May involve standing, walking, or touring units for extended periods.

Requirements

What We're Looking For

  • High school diploma or equivalent required; associate or bachelor's degree preferred.
  • Minimum 1 year of leasing experience in conventional multifamily housing preferred.
  • Familiarity with landlord-tenant laws and Fair Housing guidelines.
  • Strong sales, customer service, and interpersonal skills.
  • Excellent verbal and written communication.
  • Proficient with property management software (e.g. Yardi, RealPage, Entrata) and Microsoft Office Suite.
  • Strong organizational skills with attention to detail.
  • Ability to work independently and in a team-oriented environment.
  • Valid driver's license and reliable transportation required.
  • Must pass background, drug screening and credit checks as required by company and Iowa regulations.
