Job description

Maintenance Assistant


Reports to – Property Maintenance Manager 

Position Summary – The primary role of the Maintenance Helper is to assist in the care and upkeep of the Colony as directed by the Property Maintenance Manager. This is a temporary (with permanent possibility) floating position that will travel through all of the properties weekly to assist the various teams as the season progresses.


Qualifications

Education, Experience, and Training – High School diploma or equivalent required.  Experience with the elderly preferred.  At least one year experience in building maintenance tasks particularly in grounds care and general apartment maintenance preferred.  Must be at least 17 years old to be in compliance with the needs of organization and Child Labor Laws. 

Job Responsibilities – those responsibilities italicized below are considered essential functions.

  1. Responsible for grounds upkeep including mowing lawns, weed whacking, raking and debris removal. 
  2. Respond to work order requests. Make repairs within the scope of abilities. Seek assistance or guidance and instruction if there is any question about the safe way to perform a repair.
  3. Make sure adequate supplies are on hand. When supplies are low, forward list of needed supplies to supervisor or order directly as directed.
  4. Perform the snow removal process to ensure that snow and ice are removed from walks, steps, driveways, parking areas and any other areas that may prove hazardous to residents, staff, etc. on a timely basis. Ensure that sand and salt is applied as needed.
  5. Write and/or update work order information as needed.
  6. Communicate as needed to Property Maintenance Manager about incidents of concern, residents, work orders, etc.
  7. Paint as needed.
  8. Change ceiling and other lightbulbs as needed.  May require using a ladder.
  9. Any other duties as assigned

Work Conditions/Physical Demands –

  • Position is hourly. Typical hours are 8:00-4:30. Off hours support required for snow clearing. Snow removal frequently occur on nights and weekends. Helpers must stay until snow is cleared. Hours outside and in apartment building setting.
  • Requires ability to see close and distant.
  • Requires ability to work with tools and heavy equipment safely. This includes ability to use both hands, work around dust, noise, slippery and uneven surfaces.
  • Regularly requires ability to sit, stoop, stand, bend and squat.
  • Will require frequent lifting and carrying of around 50 pounds.
  • Will require frequent ascending/descending stairs, ladders, etc.
  • Requires ability to transport self to Colony sites in Worcester and Holden MA.
  • Will require working outdoors with potential for extreme temperatures at certain times of the year.
  • Repetitive movements may be required.
  • Exposure to cleaning agents, paints, and other chemicals.
