Job description

Tower Engineering Professionals is seeking a full-time employee for a Senior Level Site Acquisition Agent. Job Description
Perform in-field and desktop site acquisition, zoning, and leasing tasks for telecom new site builds and collocations. Visit potential candidate property owners to evaluate their property for alignment to customer needs. Prepare candidate information reports relating to leasing, permitting, and land use viability. Prepare leases and other real estate agreements, and negotiate best terms with candidate(s) directly. Monitor progress of applications and facilitate jurisdictional requests for additional information as a result of the application review process. Prepare and submit colocation applications and manage the process, acting as primary liaison between structure owner and internal/client teams to drive the project through Notice to Proceed. Ensure compliance of quality and safety goals.
Responsibilities
  • Serve as primary field agent for site projects covering candidate identification, feasibility evaluation, leasing, zoning, permitting, and land use processing
  • Provide candidate-specific recommendations for leasing and land use viability
  • Identify and coordinate with property owners to gain authority to enter into legal agreements for the installation of a wireless communication facility
  • Complete due diligence packages, including property research, title reports, vesting deeds, zoning maps, parcel maps, street maps, etc. for selected sites
  • Negotiate lease, license and/or easement agreements with identified property owners
  • Coordinate site visits with multi-disciplinary teams, including RF Engineering, Construction Management, Land Use and Engineering
  • Attend field site visits for candidate and engineering viability and design
  • Prepare executable leasing packages in accordance with internal quality assurance program and client specifications
  • Prepare colocation applications per the established scope of work
  • Interact with RF Engineering and construction to ensure compliance with all client, landlord, jurisdictional, governmental, and industry requirements
  • Produce accurate project forecasting and reporting to the Project Manager and client as required
  • Maintain a project database with the most current information.
  • Attend status meetings and present site status updates
  • Have knowledge of local Land Use and Building permitting process
Requirements
  • Proven experience in telecom new build projects – both raw land and colocation.
  • Frequent travel for meetings and site visits. Ability to work onsite.
  • Be detail-oriented and exhibit persistent follow-through initiative
  • Have outstanding organizational, negotiation and communication skills
  • Proficiency in all aspects of Microsoft Office Suite
  • Maintain confidentiality
