TADG is an affiliate of TA Realty LLC. We leverage over 40 years of real estate expertise to deliver scalable digital infrastructure solutions tailored to the hyperscale and enterprise sectors. Focused on data centers within mature and emerging digital ecosystems, TADG offers a comprehensive range of solutions, including build-to-suit, turnkey, powered shell, and fee development, ensuring flexibility and adaptability for diverse user needs.
Summary of Position:
The Controller will report directly to the Chief Development Officer, and will lead the structuring, execution, and oversight of the group's corporate, development, and operating accounting functions. This role is responsible for ensuring robust cost control, maintaining accurate financial reporting, and providing financial insights to support the overall development process.
The Controller will work closely with TA's Investor Accounting group, and will also collaborate with other groups including Design & Construction, Development, Valuations, Portfolio Management, Acquisitions, and Dispositions.
Primary Responsibilities:
  • Development accounting leadership:
  • Ongoing setup and maintenance of Yardi Job Cost for all data center developments
  • Review, categorization, and allocation of monthly costs
  • Development cost reforecasting (regular, recurring basis and also ad hoc for scenario analysis)
  • Calculation of development management fees, developer promote/incentive fees, and leasing fees
  • Assist with detailed budget-to-actual variance explanations/commentary
  • Review of contracts (for allocation, payment terms, etc)
  • Ensure smooth transition into "operating" accounting, upon completion of the assets' development phase
  • Coordinate with Fund Accounting to ensure alignment, support investor requests, and maintain consistency in development projections

Oversight of operating accounting phase:
  • Issuance of monthly reporting packages, detailing such information as financial statements, balance sheet reconciliations, etc
  • Establishing operating budgets
  • Coordination with tenants on starting base rent, recoveries, true-ups, etc.
  • Tracking actual-vs-budget; maintaining detailed understanding of variances for investor reporting
  • Calculation of property management fees and facilities management fees
  • CAM reconciliations
  • Coordination with third party property managers

Corporate accounting and finance:
  • Overseeing monthly corporate close for TA Digital Group
  • Creation of corporate budgets and reforecasts
  • Assisting with annual audits
  • Corporate tax planning
  • Maintenance of efficient and effective AP/AR systems and processes

Personnel management:
  • Working closely with staff to ensure acquisition of relevant skills
  • Conducting annual and mid-year reviews to foster upward career trajectory
  • Assist with the candidate sourcing/hiring process for any new placements

Minimum Qualifications:
  • BS in Accounting
  • 8+ years accounting experience
  • Experience with Yardi, MRI, or similar property management/accounting software
  • Real Estate/Development Accounting experience

Knowledge, Skills and Abilities:
  • Advanced Excel skills
  • Excellent communication, organization, analytical and attention to detail skills
  • Strong work ethic with a desire to learn
  • Ability to handle multiple tasks and adapt to changing needs within the office
