Owner's Rep - Construction Cost Controls Director - Raleigh, NC
This opportunity is with a leading provider of mission-critical data center solutions as a Managed Services Provider as an Owner's Rep for Construction Services. This firm provides a complete life cycle of solutions that are custom-fit to the requirements of their client's mission-critical facilities. We are looking for a Cost Controls Project Manager to support critical facility construction projects. The Cost Manager will be responsible for overseeing project teams responsible for cost control, forecasting, change management, scheduling, reporting, and earned value management for various data center construction projects. The candidate will own the Project Controls Scope of multiple new Data Center construction sites. They will lead action-oriented weekly and monthly meetings with team members while maintaining open communication across projects with internal and external stakeholders.

Responsibilities:

  • Maintain liaison with contractors and vendors to manage day-to-day activities impacting the delivery of critical facilities construction projects to ensure successful setup, implementation and delivery of project controls strategies
  • Ensure client goals and objectives are established and achieved, project action plans are implemented, anticipate/respond to all client needs, and generally act as a trusted advisor for comprehensive real estate work
  • Maintain a commitment to organized and accurate documentation
  • Act with fiduciary responsibility to client projects, including complete financial controls setup, oversight and management of projects
  • Establish and manage project budgets, maintain monthly forecasts and cash flow analysis, prepare anticipated cost reports and any other reports as required by the client
  • Partner with key stakeholders by gaining feedback from clients, attending meetings
  • Management of due diligence, programming, design, entitlements, bidding, permitting, procurement, design team selection, schedule creation/management, contractor selection, vendor selection, sustainability and post construction services
  • Make data-driven decisions regarding Project Controls performance by collecting and analyzing relevant statistics; streamline and communicate project controls processes
  • Evaluate and incorporate lessons learned from all sites to enhance current and future data center construction successes
  • Contribute to business development through identification of project or client opportunities
  • Oversee capital improvement programs with design and construction processes at multiple sites through local and account-based resources
  • Negotiate contracts with selected vendor(s) and manage performance of all contracted vendors, consultants, etc
  • Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.)
  • Train management staff on project control procedures and ensure compliance with requirements
  • Supervise, lead, and mentor team members on the project controls team
  • Regularly update upper management with reports on Project Controls activities
  • Analyze planning efforts for manpower and project integration timelines on customer sites
  • Drive uniform Company Standards for Project Delivery across all projects
  • Analyze financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company's interests while maintaining good client relationships

Qualifications:

  • 10+ years related project financial controls on data center/critical facilities construction projects as an owner or general contractor on large commercial projects
  • 3 or more years of previous management experience
  • BA/BS/Associates Degree/Relevant Certifications (Project Management, Construction Management, Business, Engineering) a plus but not required; Master's degree a huge plus
  • Project Management Professional (PMP) or PMI-Scheduling Professional (SP) a plus
  • Advanced project management skills
  • Expert in client relations, client management and consulting
  • Data Center Experience a must
  • Proficient in Microsoft Office Suite (PowerPoint, Excel, Word, Outlook, Teams, MS Project, etc.)
  • Proficient in Oracle Primavera P6, Salesforce, etc
  • Working knowledge of accounting and financial reporting, budgeting, scheduling and processes as they relate to corporate real estate, design and construction
  • Strong organizational skills and the ability to prioritize
  • Effective communicator via email, phone, and in-person
  • Ability to work independently; self-starter, self-motivated, attention to detail, taskmaster, problem solver, and effective with time management
  • Willingness to travel to project sites as needed
  • Client-facing skills and leadership abilities
  • Must be a team player and be able to build long-term cooperative partner relationships with internal and external individuals
  • Demonstrated project leadership, including scheduling, cross-functional collaboration, and milestone tracking
