What is a senior leasing agent?

Senior Leasing Agents are experienced professionals in the real estate industry who manage leasing activities for residential or commercial properties. They are responsible for finding and retaining tenants, negotiating lease agreements, and ensuring properties are occupied and well-maintained. In addition to handling day-to-day leasing tasks, they often oversee junior leasing agents, provide training, and contribute to marketing strategies. Their expertise helps property owners maximize occupancy rates and rental income while ensuring tenant satisfaction.

What are the key skills and qualifications needed to thrive as a senior leasing agent?

To thrive as a Senior Leasing Agent, you need a solid background in real estate leasing, property management, and sales, often supported by a real estate license and prior leasing experience. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and digital marketing platforms is typically required. Exceptional interpersonal skills, negotiation abilities, and customer service orientation help you build relationships and close deals effectively. These competencies are essential for maximizing occupancy rates, ensuring tenant satisfaction, and driving revenue growth in competitive markets.

What are some common challenges senior leasing agents face in managing multiple properties, and how can they effectively address them?

Senior Leasing Agents often juggle responsibilities across several properties, which can lead to challenges in time management, prioritizing tenant needs, and maintaining high occupancy rates. To address these, agents typically use property management software to streamline communications, track lease expirations, and schedule property tours efficiently. Building strong relationships with property owners, maintenance teams, and prospective tenants is also crucial for resolving issues quickly and ensuring smooth operations. Effective delegation and regular team meetings help Senior Leasing Agents stay organized and proactive in addressing any concerns.

Both roles require similar credentials but differ in scope and seniority.

How much do senior leasing agents make in a year?

Senior leasing agents typically earn between $40,000 and $70,000 annually, depending on location, experience, and the size of the property portfolio. They often receive commissions or bonuses based on leasing performance and may need strong communication and sales skills. Salaries can vary widely based on the real estate market and employer.

Is it worth becoming a senior leasing agent?

A senior leasing agent typically has more experience and responsibilities, such as managing leasing processes, mentoring junior staff, and handling complex tenant issues. This role can lead to higher pay, increased job stability, and opportunities for advancement within property management or real estate industries.

Where do senior leasing agents make the most money?

Senior leasing agents tend to earn higher salaries in regions with a high cost of living and strong real estate markets, such as major metropolitan areas. Do you get excited about optimizing campaigns, relentlessly testing new strategies, and uncovering insights that drive massive results? Does scaling acquisition efficiently and automating for impact sound like your ideal challenge? If so, we want to talk.

TurboTenant is looking for a Sr. Paid Search Manager to be a driving force behind our growth engine. You'll play a key role in building the nation's best community of landlords by driving high-quality growth through strategic, highly analytical, and creative paid search campaigns.

This isn't just about managing budgets; it's about breaking down walls, transforming complex data into a true competitive advantage, and fostering a high-velocity culture of operational excellence across our Performance Marketing team.

Key Responsibilities:
  • Paid Search Strategy & Ownership: Fully own, administer, and manage TurboTenant's entire Google and Bing Ad ecosystem across multiple brands, focusing relentlessly on driving profitable new user signups and customer acquisition.
  • Campaign Expansion & Optimization: Lead in-depth campaign expansion and testing. Optimize bidding algorithms, ad copy, and quality scores, while expanding keywords to efficiently scale budgets and hit company-wide growth goals.
  • Funnel Mastery & Analytics: Partner with marketing and product teams to identify new opportunities, refine lead loops, and better understand the needs of landlords and tenants to optimize every conversion.
  • Strategic Collaboration: Partner directly with Google and Bing representatives to secure custom reporting and gain access to exclusive beta programs. Translate complex channel data into clear insights that explain how paid search impacts the broader business.
Qualifications:
  • Experience to Dominate: 4+ years of experience owning Paid Search specifically for B2C companies, with a proven track record of driving profitable revenue and user acquisition.
  • Budget Mastery: Demonstrated experience scaling and managing monthly budgets in excess of $300k.
  • Analytical & Data Ownership: A passion for clear, concise communication that is consistently backed by data. You can own the accuracy of channel data and build complex analyses.
  • Agile & Collaborative Mindset: A collaborative spirit and a willingness to test new ideas, learn from results, and proactively work cross-functionally to drive feature adoption.
  • Technical Savvy: Strong foundational knowledge of Google Ads conversion tracking and offline conversion imports.
Technical Bonus Superpowers:

We are looking for someone with a modern, tech-forward approach:

  • AI-Native Workflow: You're ahead of the curve, utilizing AI tools (like Cursor, Claude, or ChatGPT) to accelerate your productivity, campaign execution, and data analysis.
  • GTM & Tracking Depth: Advanced experience with Google Tag Manager (GTM) for custom event tracking and conversion setup.
  • Real Estate Experience: Hands-on experience in residential real estate as a landlord, investor, real estate agent, leasing agent, or community manager is a major plus!
Location & Connection:

Our Performance Marketing team is based in Denver, Colorado. We believe face-to-face connection is vital to our culture, so this is a hybrid role. We'll look forward to seeing you in person at least once a week on Wednesdays (and more often if you'd like!).

About Us:

At TurboTenant, we simplify the complex and intimidating process of managing your own rental property. And we do it through an elegant software platform for small, "do-it-yourself" landlords and their tenants. But don't take our word for it-Read reviews from some of our 1 million landlords!

Our Be Better Culture:

At TurboTenant, we live by the Be Better mantra. Our high-performance culture makes us relentless in our efforts to Be Better at serving our landlords and renters, and in unlocking the potential in one another.
