Role Description We are seeking detail-oriented Leasing Professionals with a mastery of Affordable Housing (LIHTC/HUD) programs. This is a critical role that balances high-energy sales with technical regulatory precision. You will serve as the face of the community, guiding applicants through the complex qualification process, from the initial tour to the final Tenant Income Certification (TIC).

 

Core Responsibilities

  • Qualified Sales & Conversion: Greet prospects and conduct professional tours while pre-qualifying applicants based on specific program income limits (Section 42/HUD).
  • Certification Mastery: Lead the intensive application process, including verifying income/assets, household composition, and third-party verifications to ensure 100% compliance.
  • Recertification Management: Assist with annual and interim recertifications to ensure the property remains audit-ready and in good standing with state housing agencies or HUD.
  • File Excellence: Maintain meticulous resident files. You understand that a "show-quality" property also includes an "audit-quality" filing cabinet.
  • Regulatory Navigation: Respond to resident concerns with empathy while strictly adhering to Fair Housing, HUD, and Tax Credit guidelines.
  • Administrative Accuracy: Utilize property management software (Yardi, OneSite, or Entrata) to track compliance milestones and generate monthly occupancy/compliance reports.

  • Affordable Housing Experience: Minimum 1-2 years of experience with LIHTC (Section 42), HUD, or Section 8 programs (Required).
