As part of our exciting growth, we are currently searching for a Senior Commercial Manager.

Aligned Data Centers is seeking a highly motivated and experienced Senior Commercial Manager to join our team. The Senior Commercial Manager will be responsible for leading commercial activities, managing client relationships, and ensuring the successful delivery of projects on time and within budget.

KEY RESPONSIBILITIES:

  • Lead the commercial strategy and execution for data center projects, including contract negotiations, pricing strategies, and risk management.

  • Develop andmaintainstrong client relationships, serving as the primary point of contact for commercial issues and inquiries.

  • Collaborate with internal teams, including project managers, engineers, and finance, to develop commercial proposals and pricing models.

  • Lead project cost management team providing support to all pre and post contract commercial activities, such as GMP establishment (trade buyout), change order evaluation for entitlement & value, pay application reviews, project final accounting etc.

  • Review and negotiate master contracts with a variety of entitiesi.e.General Contractor, Architects, ensuring compliance with company policies, legalrequirementsand general constructionconstractualand project mechanics.

  • Review and negotiate project specific work authorization contracts ensuring compliance with project particulars, negotiation of individual project specific terms, and ensuring any client specifications and/or requirements are accurately captured and contractually passed through.

  • Continuing development of project all-phase budgets frominitialbaseline through to full funding. These are the basis for business funding approvals through project life cycle.

  • Monitor project budgets, forecasts, and financial performance,identifyingareas for improvement, commercialriskand cost-saving opportunities.

  • Lead expert in Project Financial Report (PFR)understanding, providing support and guidance to project teams for ensuring accuracy and compliance.

  • Provide commercial guidance and support to project teams, ensuring that commercial aspects are managed effectively throughout the project lifecycle.

  • Stay abreast of market trends, industry developments, and competitor activities to inform commercial decision-making and strategy.

  • Prepare and present reports, presentations, and financial analyses to senior management and stakeholders.

QUALIFICIATIONS:

  • Bachelor's degree in Quantity Surveying, Construction Commercial Management, or related field (or equivalent work experience).

  • Minimum of 10-15 years of experience in commercial management, with a focus on construction, real estate, or data center projects.

  • Strong understanding of commercial principles, contract law, and risk management.

  • Excellent negotiation, communication, and interpersonal skills.

  • Ability to manage multiple projects and priorities simultaneously.

  • Proficiencyin Microsoft Office Suite and financial modeling software.

  • Experience with project management software (e.g.,Microsoft Project, Primavera) is a plus.

  • Knowledge of sustainable construction practices and LEED accreditation is a plus.
